The Impact You Will Have: As an Operations Support Center Network Analyst (Technical Customer Service Rep or TCSR) you will be primarily responsible for managing the phone queue, projecting a professional company image through phone interaction, monitoring the alarm board, managing tickets in the Incident Management System, and troubleshooting technical requests. You will resolve unique network and system-related challenges which will promote growth your skill sets. Technical Customer Service Representatives will be evaluated quarterly/annually on their execution of their primary responsibilities and any secondary or added responsibilities. The Operations Support Center is a 24/7/365 organization, which means the position requires shift work. The OSC staffs for business needs; therefore, your shift could change. This team is currently hiring for multiple shifts: • First Shift: 8 AM - 5 PM, days vary • Second Shift: 4 PM - 1 AM, days vary • Third Shift: Midnight - 9 AM, days vary What You Will Do: • Provide tier 1 technical support to troubleshoot customer/employee issues. • Answer phones and respond to customer/employee requests. • Respond to internal Helpdesk support tickets. • Respond to alarms and take appropriate action to correct the problem or escalate based upon Operations Service Center policy. • Provide resolution or escalation for incidents as required by QTS Service Level Agreements. • Conduct basic troubleshooting and provide detailed notes when escalation is required. • Thorough understanding of QTS products and services; strong familiarity with respective service catalogs. • Identify opportunities for value-added process improvement. • Accountable for the status of created tickets, follow-through, resolution, and closure. • Create tickets in the Incident Management System (IMS) application for all incoming requests and escalate issues according to priority and type. • Follow up with customer inquiries not immediately resolved. • Consistently escalate issues to the appropriate party. • Consistent accurate judgment on ticket priority. • Consistent thorough understanding of requests and attention to detail (reassignment counts). • Accountable for the status of created tickets, follow-through, resolution, and closure. • Follow up with non-operations departments to close out aging tickets. • Ensure that the 15/30 process is utilized for critical/high tickets with OSC engineers. What You Will Need to be Successful: • One or more years of IT experience in a customer-focused role (Helpdesk, Application or Service Desk support). Two or more years preferred. • One or more of the following certifications: CompTIA A+, CompTIA Network, CompTIA Security+ Certification, Microsoft 365 Certified: Fundamentals Certification, Microsoft Office Specialist Certification. • Associate’s degree in computer science, cyber security, management information systems, or other related field or equivalent professional experience. • Experienced with or willing to learn the required software applications, ServiceNow, etc. • Competent in Microsoft Office Suite. • Knowledge of a broad array of systems and software troubleshooting is preferred. • Foundational knowledge of the OSI model, routing and switching technologies, Domain Name Services (DNS), firewall technologies and active directory. • US Citizenship for this position is required by law due to federal customer contracts. Supervise and coordinate maintenance and operations of critical facility systems in a data center environment, including team leadership and emergency response. | Experience in managing complex technical operations, team leadership, and working in a 24/7 environment, with no specific mention of electrical, mechanical, or plumbing systems expertise. | The Supervisor, Critical Operations is responsible for the supervision, tactical execution, installation, repair, and maintenance of electrical, mechanical, FLS, plumbing/piping equipment, machinery, and controls located in the interior and exterior of the building. This person is responsible for coordinating and integrating all aspects of electrical, mechanical, and plumbing maintenance of all natures, maintenance contracting for service to critical equipment, planning for the capital equipment replacement, and new construction with direct responsibility for the tactical deployment of the Critical Operations Team. In addition, this person must assist customers on the Data Center floor with their requests, assist with customer installs, and other customer related projects. This role has team leadership responsibilities including development, on-the-job training, coaching, mentoring, and assisting with staffing job assignments. This role requires work hours to support a 7X24X365 data center environment and is not eligible for remote or hybrid work. The Schedule for this role will be 4pm-12:30am Mon-Fri. ESSENTIAL DUTIES AND RESPONSIBILITIES - Other duties may be assigned. Establish, implement, and maintain facility policies, procedures, and organizational structure within the boundaries established by the management team and corporate policy while ensuring no contradiction in federal, state, and local operating regulations or laws. Development of emergency response planning, response management, and reporting of incident and emergency situations for all electrical, mechanical, associated controls, and plumbing systems. Lead, organize, maintain, monitor, and perform preventive maintenance on all equipment including refrigeration, heat exchanger, HVAC, electrical, emergency backup systems, and hot water systems. Oversee work orders for preventative and corrective maintenance on critical systems and building physical structure. Order and budget necessary parts and supervise work to complete all maintenance and perform necessary work. Facilitate Data Center space and cable plant design, implementation, and maintenance. Ensure all incidents and work orders are complete, updated, and resolved in a timely manner. Lead the response to emergency situations (fire, evacuation, equipment failure, etc.) and customer concerns. Review and provide inputs in the preparation of and implementation of an effective operating budget. Confer with subject matter experts (SME’S) to find resolution to operational problems, develop and authorize operational procedures, and approve all major estimates. Comply with departmental policy for the safe storage, usage, and disposal of hazardous materials. Supervise the team to have a clean, organized, and safe workplace. Provide updates and reporting to the Critical Operations Manager and Site Director. Stand-in for the Critical Operations Manager as needed. Supervise, train, develop, mentor, and coach Critical Operations Technicians. Have direct reports and establish performance goals, monitor progress, and lead in ways to enhance their professional development and success of their team. Ensure all Customer Requests are completed and resolved in a timely manner. Basic Qualifications Four or more years of workplace or relevant industry experience. Previous direct or indirect people leadership experience. Preferred Qualifications Six or more years of workplace or relevant industry experience. Previous people leadership experience in a data center environment. Knowledge, Skills, and Abilities Excellent people skills with the ability to interface with all levels of the organization. Exceptional customer service. Ability to analyze the operation of various systems, determine the cause of any problems/malfunctions, and take corrective action as required. Ability to manage complex situations during off management hours - single point of contact. Strong written, verbal, and people skills. Ability to function in a team environment. The ability to acquire and apply job-related knowledge within set guidelines and expectations. Position may involve frequent typing, standing, walking, pushing, pulling, bending, reaching, and lifting. The impact you will have: The Critical Operations Technician I is responsible for the installation, repair, and maintenance of electrical, mechanical, plumbing/piping equipment, machinery controls, and IT hardware located in the interior and exterior of building. This role monitors facility operations and conducts a routine and ongoing assessment of the building systems, operations, and performance. The role is also responsible for assisting customers on the Data Center floor both in person and via the telephone. What you will do, other duties may be assigned: · Perform preventative maintenance on and monitor mechanical, electrical, HVAC, and IT equipment; recording readings and adjusting where necessary to ensure proper operation of equipment. · Install and repair IT, mechanical, and electrical equipment as required; assist other team members with major repairs and maintenance of building and equipment. · Provide high level computer hardware and software configuration support. Install suite wall, cage material, ladder rack, fiber tray, cabinets, cabling, and customer equipment based on documentation provided by provisioning documentation and established Data Center Operation procedures. · Process work orders for preventative and corrective maintenance on critical, building, and site infrastructure. Who you are: Join our dynamic and growing Facilities Operations team as a Critical Operations Technician focusing on maintaining mechanical, electrical, HVAC, and IT equipment within our Data Centers. We are seeking skilled trades professionals with the ability to apply learning, knowledge, skills, and company policies to a wide range of tasks pertaining to electrical and mechanical equipment, preventative maintenance, controls, operating systems, and IT. This role requires on-site work hours to support a 24X7X365 data center environment and is not eligible for remote and/or hybrid work. The impact you will have: The Critical Operations Technician I is responsible for the installation, repair, and maintenance of electrical, mechanical, plumbing/piping equipment, machinery controls, and IT hardware located in the interior and exterior of building. This role monitors facility operations and conducts a routine and ongoing assessment of the building systems, operations, and performance. The role is also responsible for assisting customers on the Data Center floor both in person and via the telephone. What you will do, other duties may be assigned: · Perform preventative maintenance on and monitor mechanical, electrical, HVAC, and IT equipment; recording readings and adjusting where necessary to ensure proper operation of equipment. · Install and repair IT, mechanical, and electrical equipment as required; assist other team members with major repairs and maintenance of building and equipment. · Provide high level computer hardware and software configuration support. Install suite wall, cage material, ladder rack, fiber tray, cabinets, cabling, and customer equipment based on documentation provided by provisioning documentation and established Data Center Operation procedures. · Process work orders for preventative and corrective maintenance on critical, building, and site infrastructure. Consults with supervisor or team lead to order necessary tools and equipment as required to complete all maintenance and perform necessary work. · Create and/or update tickets within the established ticketing system to address customer calls, data center facility, network and/or system related alerts. · Responds as required to building emergencies and customer requests. · Complies with departmental policy for the safe storage, usage, and disposal of hazardous materials. · Uses the Change Management Process to get approval for preventative and corrective maintenance. Commences & completes the maintenance along with the necessary documentation using the QTS process and software. Who You Are: We are seeking an experienced Senior Financial Systems Analyst to join our Development Accounting and Accounts Payable team, which is responsible for the accounting for billions of dollars of capital expenditures on an annual basis, managing monthly construction loan draws, providing detailed capital expenditure analyses and processing accounts payable. This role will focus on supporting and enhancing systems and plays a key role in ensuring the integrity of capital expenditure reporting across QTS’s REIT portfolio. The ideal candidate will also bring a strong understanding of accounts payable processes and a deep knowledge of accounting and project systems. In this highly visible role, the successful candidate will automate manual processes and continuously improve reporting and system functionality. The candidate will also be responsible for preparing and presenting project reports, status updates, and strategic recommendations to senior leadership. What You Will Do: Serve as a subject matter expert in capital expenditure, project, and accounts payable systems and processes. Collaborate with Development Accounting, Procurement IT, and cross-functional business units to identify system requirements and improvement opportunities. Drive the automation of manual processes and workflows related to capital projects reporting and accounts payable. Prepare and deliver project reports, dashboards, and presentations to senior management, internal stakeholders and lenders communicating key insights and recommendations. Lead change management initiatives, ensuring smooth transitions and minimal disruption during process changes. Support system configuration, integration, testing, and implementation initiatives for accounting-related systems. Ensure data integrity across financial systems impacting fixed assets, development projects, and accounts payable. Troubleshoot system issues and provide end-user support and training. Maintain process documentation and support audit and compliance activities. What You Will Need to be Successful: Bachelor’s degree in Business, Finance, Accounting, or a related field. Minimum 5+ years of experience in a finance systems or accounting analyst role Experience implementing or optimizing financial systems and process improvement initiatives. Experience with writing reports in large ERP systems such as Oracle or Workday Familiarity with real estate development lifecycle and capital project tracking.
