What You’ll Do Oversee all day-to-day operations, facility management, and tenant relations for a single commercial asset Serve as the primary point of contact for tenants, vendors, and ownership, providing responsive, service-oriented communication Conduct routine inspections to ensure the property remains well-maintained, safe, efficient, and visually appealing Manage work orders, repairs, preventative maintenance programs, and contracted services Prepare and manage operating budgets, financial reports, reconciliations, and forecasts Monitor rent collections, receivables, and accounts payable to ensure accurate financial performance Supervise on-site staff and vendors, including maintenance and security personnel, as applicable Coordinate tenant improvements, capital projects, and vendor bidding to ensure projects are completed on time and within budget Ensure compliance with safety standards, building systems, and regulatory requirements Partner with leasing and brokerage teams to support tours, tenant expansions, and occupancy goals Provide ownership with regular reporting and maintain strong, transparent communication Maintain curb appeal and proactively address issues to deliver a best-in-class tenant experience Perform additional duties as assigned What We Are Looking For 3–5+ years of commercial property management experience with progressive responsibility Strong knowledge of building systems, including HVAC, electrical, mechanical, and fire/life safety Experience managing vendors, contractors, and maintenance teams Solid understanding of commercial leases, CAM/operating expenses, and financial reporting Excellent organizational, problem-solving, and communication skills Comfortable working in a dynamic, high-traffic urban environment Proficient in Microsoft Office; experience with Yardi, MRI, or similar property management software preferred CPM or RPA designation preferred but not required Why Join Us? Oversee facilities operations, manage capital projects, and ensure safety and compliance across multiple properties. | Requires 8+ years in facilities management or building operations, leadership experience, and knowledge of building systems and project management. | Position Summary Friedman Real Estate, one of the nation’s leading privately owned, full-service commercial real estate firms, is seeking a Director of Facilities to lead facilities operations across the company’s managed properties and oversee capital projects for both managed assets and non-managed third-party assignments. This role has responsibility for the company’s 24/7 service center, roving maintenance technicians, on-site building engineers, and the successful delivery of major capital improvement projects, ensuring high service standards, operational efficiency, and client satisfaction. The Director of Facilities will work closely with the company’s property management team and report directly to the Senior Managing Director of Commercial Management Services. Key Responsibilities • Lead and manage the company’s 24/7 service center. • Oversee roving maintenance technicians and on-site building engineers across multiple properties and states. • Direct all major capital projects (including roofs, facades, elevators, parking garages, asphalt, and concrete) from planning through completion for managed and non-managed properties. • Establish and monitor service standards, response times, and performance metrics. • Manage operating and capital budgets, vendor relationships, and service contracts. • Ensure compliance with all safety, regulatory, and building code requirements. • Serve as a senior point of contact for clients, property owners, and internal stakeholders. Qualifications • Bachelor’s degree in Facilities Management, Engineering, Construction Management, or a related field; equivalent experience considered. • Minimum of 8 years of facilities management or building operations experience, including leadership responsibility. • Proven experience managing engineering teams and overseeing capital improvement projects. • Strong knowledge of building systems, maintenance best practices, and project management.
