The Role The HR Coordinator/Generalist will play a crucial role in supporting our People Operations and Talent teams by handling core HR functions, streamlining administrative processes, and ensuring smooth payroll and onboarding operations. This role will improve hiring efficiency, enhance the employee experience, and free up senior HR and talent leaders to focus on strategic initiatives. The Role The (Bankruptcy and Foreclosure Specialist) Default Services Specialist supports the management of manufactured housing (chattel) loans in default, with a strong focus on operator communication and property inspection oversight. This role works cross-functionally with the Collections and Loss Mitigation teams to support timely resolution of delinquent accounts, ensure property status visibility, and drive forward key default actions such as voluntary surrenders and abandonment documentation. The ideal candidate is process-driven, proactive, and capable of balancing multiple priorities across external partners and internal departments. Key Responsibilities: Serve as the primary liaison with manufactured home community operators during the default lifecycle—facilitating communication related to occupancy verification, property access, borrower status, and home condition. Collaborate daily with Collections and Loss Mitigation teams to coordinate account status updates, inspection needs, and operator communications related to payment plans, demand letters, and voluntary surrender discussions. Order, track, and review field inspections, ensuring timely execution and flagging any occupancy or condition issues that may impact servicing decisions. Monitor and escalate indicators of abandonment, unauthorized occupants, or unresponsiveness to drive timely property preservation and recovery actions. Support voluntary surrender processing, including operator notification, access coordination, and documentation tracking. Maintain accurate, real-time records of operator communications, inspection outcomes, and borrower status updates within servicing systems. Help standardize inspection workflows, reporting formats, and communication templates to improve default servicing efficiency. Assist Collections team by confirming operator-reported property conditions and verifying occupancy prior to escalation. Partner with Loss Mitigation to validate property status for accounts under active workout review, ensuring alignment on next steps and timelines. Ensure all actions comply with servicing standards, investor guidelines, and applicable state-level chattel loan regulations. Qualifications: 2+ years of experience in mortgage servicing, default management, or collections; experience with chattel or manufactured housing loans strongly preferred. Proven ability to work cross-functionally with internal teams (e.g., Collections, Loss Mitigation) and external stakeholders (e.g., MH community operators, inspection vendors). Strong organizational skills and attention to detail—capable of tracking and managing multiple inspections and operator updates concurrently. Excellent verbal and written communication skills, with a professional and customer-service-oriented approach. Familiarity with default servicing milestones such as demand letters, abandonment, and voluntary surrender processes. Experience using servicing platforms (e.g., FICS) and inspection vendor portals is a plus. Self-motivated, adaptable, and comfortable working in a fast-paced environment. Preferred Traits: Working knowledge of chattel loan repossession and remarketing processes. Familiarity with community/operator engagement practices in the manufactured housing industry. What You'll Do Relationship Owner: Responsible for building, maintaining, and growing the relationship with Zippy’s clients and their key contacts in the manufactured housing dealer channel. Client Success: Responsible for maintaining market share with existing dealers and driving pull-through at their locations. Revenue Growth: Responsible for growing applications and funded loans at any given client. If revenue growth is blocked by Zippy, clearly communicate to leadership the reason for the block (ex: loan product, rates) and quantify the opportunity size to help leadership allocate resources. Training & Enablement: Responsible for on-site and remote training of dealer sales and transactions teams on Zippy’s processes and technology from marketing and application to funding. The Role The Default Services Specialist supports the management of manufactured housing (chattel) loans in default, with a strong focus on operator communication and property inspection oversight. This role works cross-functionally with the Collections and Loss Mitigation teams to support timely resolution of delinquent accounts, ensure property status visibility, and drive forward key default actions such as voluntary surrenders and abandonment documentation. The ideal candidate is process-driven, proactive, and capable of balancing multiple priorities across external partners and internal departments. Key Responsibilities: Serve as the primary liaison with manufactured home community operators during the default lifecycle—facilitating communication related to occupancy verification, property access, borrower status, and home condition. Collaborate daily with Collections and Loss Mitigation teams to coordinate account status updates, inspection needs, and operator communications related to payment plans, demand letters, and voluntary surrender discussions. Order, track, and review field inspections, ensuring timely execution and flagging any occupancy or condition issues that may impact servicing decisions. Monitor and escalate indicators of abandonment, unauthorized occupants, or unresponsiveness to drive timely property preservation and recovery actions. Support voluntary surrender processing, including operator notification, access coordination, and documentation tracking. Maintain accurate, real-time records of operator communications, inspection outcomes, and borrower status updates within servicing systems. Help standardize inspection workflows, reporting formats, and communication templates to improve default servicing efficiency. Assist Collections team by confirming operator-reported property conditions and verifying occupancy prior to escalation. Partner with Loss Mitigation to validate property status for accounts under active workout review, ensuring alignment on next steps and timelines. Ensure all actions comply with servicing standards, investor guidelines, and applicable state-level chattel loan regulations. Qualifications: 2+ years of experience in mortgage servicing, default management, or collections; experience with chattel or manufactured housing loans strongly preferred. Proven ability to work cross-functionally with internal teams (e.g., Collections, Loss Mitigation) and external stakeholders (e.g., MH community operators, inspection vendors).
