About The Role Welltower is seeking a Senior Mechanical Engineering Project Manager to join our Capital Projects team as the lead technical expert for complex mechanical infrastructure initiatives across our national senior housing and wellness portfolio. This role will focus on high-impact capital projects such as HVAC system conversions, full central plant replacements, and large-scale plumbing upgrades. In addition to driving project strategy and execution, the individual will serve as an escalation point for internal teams and operators when engineering-level input is required. Key Responsibilities • Lead development and execution of major mechanical infrastructure projects, including: • HVAC system conversions (e.g., PTAC to VFCU or VRF). • Central plant redesigns and replacements (boilers, chillers, hydronic loops). • Large-scale piping/plumbing distribution replacements. • Serve as an internal subject matter expert and escalation point for complex mechanical system issues arising during operations, capital projects, and real estate transactions. • Review and provide technical oversight on PCAs and due diligence reports for prospective acquisitions—assessing system condition, risk, and scope recommendations. • Conduct site assessments to validate findings, identify performance deficiencies, and develop comprehensive remediation plans. • Define scope and performance goals for third-party mechanical engineers; lead design coordination and review process to ensure alignment with site needs and budget. • Support capital planning by developing project budgets, lifecycle cost analyses, and implementation strategies. • Collaborate with internal Capital and Redevelopment teams to integrate MEP infrastructure improvements into broader asset and redevelopment plans. • Guide contractor and vendor engagement, including bid package development, proposal evaluation, and contract award. • Provide engineering oversight during project execution, including troubleshooting field conditions, reviewing submittals, and supporting commissioning. • Ensure design and construction adhere to code requirements, industry standards, and Welltower’s performance and efficiency goals. • Stay current on emerging technology, regulatory changes, and sustainability-focused solutions. TRAVEL This role is expected to travel up to 50% (typically 1–3 days per trip, 1–3 weeks per month) Minimum Requirements • Bachelor’s degree in Mechanical Engineering or related discipline. • Minimum 10 years of experience in HVAC and mechanical system design, retrofits, and/or large-scale infrastructure replacement. • Professional Engineer (PE) license preferred. • Demonstrated experience managing engineering consultants and contractors in the delivery of mechanical system projects. • Expertise in retrofit conditions, with a strong understanding of integration challenges in occupied senior housing, healthcare, or hospitality environments. • Clear, concise communicator able to bridge technical and non-technical stakeholders. • Highly organized and proactive in managing multiple projects across a diverse geographic portfolio. This role will serve as a key technical resource for evaluating and resolving issues such as structural settlement, façade deterioration, balcony deficiencies, and other system failures impacting the integrity of our buildings. The ideal candidate will bring deep knowledge of concrete, steel, and wood-frame construction and will work closely with internal teams, third-party consultants, and operating partners to implement strategic repair programs. This individual will also act as an escalation point for structural risks identified during acquisition due diligence and will support post-close resolution of latent defects in newly acquired buildings. Key Responsibilities • Lead the planning and oversight of structural capital projects, including: • Balcony and cantilevered element repair or replacement. • Structural settlement investigation and foundation remediation. • Structural façade repairs, including cracking, displacement, delamination, masonry failure, or compromised structural support systems. • Reinforcement of roof structures or framing modifications to support new loads or repairs. • Structural elements impacted by long-term water intrusion or improper detailing. • Perform site evaluations and collaborate with internal teams to diagnose underlying structural issues and develop practical, code-compliant repair strategies. • Manage external structural and geotechnical engineering firms—scoping investigations, reviewing findings, and directing design solutions. • Serve as a technical reviewer for PCA reports and other due diligence materials—assessing structural risks and informing acquisition decisions. • Coordinate and manage the resolution of post-acquisition structural issues in newly constructed buildings—working constructively with developers, general contractors, and consultants to plan and implement corrections. • Collaborate with Capital Planning and Redevelopment teams to ensure structural repairs align with broader asset strategies and ongoing projects. • Provide oversight through design, bidding, and construction phases—ensuring consistency with repair scope, schedule, and quality expectations. • Act as an escalation resource for internal stakeholders and property teams when structural deficiencies are identified or when third-party guidance is needed. • Maintain strong documentation practices to support internal reporting, risk assessment, and future planning. Job Summary This position will be responsible for overseeing multiple complex senior housing capital projects throughout the Midwest region. You will manage approximately 3-5 projects at any given time (dependent on project scope and complexity) and will participate in oversight of contractors, construction schedules, and providing status reports and communication to internal and external project stakeholders. Key Responsibilities • Manages and executes daily on-site activities for multiple projects, coordinate and participates in project meetings with subcontractors, consultants, and stakeholders at frequent intervals to discuss problems, progress, and scheduling of work. This individual will be the primary point of contact for all renovation activities. • Conducts frequent property inspections to ensure projects follow proper safety precautions, supervises the work of contractors, escalates potential risks and issues as necessary, and ensures the physical integrity of the property. • Establishes expectations and collaborates with internal and external stakeholders to ensure projects are on schedule, within budget, free of any potential hazards for on-site staff and residents and work is being completed in conformance to Scope of Work and Contract Documents. • Organizing, attending, and participating in stakeholder meetings. • Ensures project close-out documents are in order and filed appropriately. • Prepare/update weekly project status reports to internal/external stakeholders, and update construction progress schedules and trackers. • Providing administrative support and other assigned tasks as needed. Compensation Salaries may vary by location. The range for this role in this market is $69,100 - $106,400 plus bonus. Salary determinations are made based on numerous factors, such as, but not limited to, the relevant market and the skill, experience, and education of the selected candidate.
