Oversee and perform general building maintenance, supervise service personnel, maintain records, and ensure property upkeep and resident satisfaction. | Requires 1-2 years maintenance experience, knowledge of janitorial equipment, good mechanical and problem-solving skills, valid driver's license, and ability to work independently and communicate effectively. | Property Maintenance Supervisor According to prescribed policies and procedures, under the general supervision of the Senior Property Manager, Property Manager, and/or Maintenance Supervisor, assumes responsibility for general building maintenance including preventative maintenance, minor repairs and completion of work orders. Supervises and assists outside service personnel and vendors as needed. Reports major repair and maintenance needs to supervisor. Essential Functions Assumes responsibility for assigned facility maintenance functions. Conducts general maintenance of resident units and common areas including carpentry, painting and other general repairs. Prepares vacant units for move-in, including, but not limited to, painting, cleaning and carpet cleaning. Performs and arranges scheduled preventative maintenance and cleaning. Completes inspections and tests, and maintains logs and records reflecting results. Performs maintenance on all security systems, fire alarms, and door locks. Adheres to schedule and takes assigned on call duties as directed. Provides assistance and direction on outside service and repair work. Performs landscaping duties (lawn mowing, hedge trimming, bed maintenance) as needed. Maintains grounds, parking lots, and driveways, including keeping walkways and parking lots free of snow and ice. Cleans common areas of property. Duties include emptying trash, dusting and vacuuming; polishing/cleaning furniture, cleaning fixtures, window ledges, mopping floor areas. Cleans and deodorizes bathrooms. Replaces toilet paper and paper towels. Removes trash from common areas. Maintains dumpster area. Assumes responsibility for maintaining related maintenance records. Tracks and records preventative maintenance procedures. Completes work orders and inspections appropriately per policy and procedure. Reviews all Material Data Safety Sheets and follows instructions regarding use, disposal of or spills. Assumes responsibility for establishing and maintaining effective communication, coordination, and working relationships with residents, co-workers, community leaders, owners, management, vendors, and service providers. Keeps management informed of area activities and any significant problems or maintenance concerns. Attends and participates in meetings as required. Completes required records and reports. Assists vendors and service providers as needed. With respect to Resident Rights, ensures all residents and staff are treated with respect and dignity. Reports all complaints made by residents and/or families to the appropriate supervisors. Reports all allegations of abuse, misappropriation of funds/property and/or any other corporate compliance items drug free workplace, safe work practices, all federal, state and local regulations and laws immediately. Assumes responsibility for related duties as required or assigned. Manages relationships, both internally and externally exercising appropriate communication and interpersonal skills. Must be knowledgeable and adhere to fair housing laws. Completes assigned training in a timely manner. Expectations Resident units are in good repair, and well maintained. Vacant units are readied for move-in in a timely manner. Common areas are in good repair and well maintained. Common areas and grounds are clean and free of trash. Preventative maintenance and repairs are effectively performed in accordance with established standards and procedures. Maintenance needs and problems are promptly identified and resolved or reported to supervisor. Research, write, submit, and manage grant proposals and reports, oversee grant fund usage, and collaborate with program staff and donors. | Bachelor's degree with minimum three years' grant writing experience in nonprofit settings, strong writing, interpersonal, and project management skills, proficiency with Microsoft Office and fundraising research. | Job Description: PURPOSE According to prescribed policies and procedures and under the general supervision of the Senior Director, Donor Relations and Grants Management assumes responsibility for a full range of activities required to research, prepare, submit and manage grant proposals to foundations, corporations and government sources as well as overseeing the submission of required reporting. Additional duties include the oversight of annual state charitable organization registrations for the Foundation (which is completed by an outside third party). TYPICAL RESPONSIBILITIES Writes grant proposals in accordance with funder standards and requirements. Performs prospect research on foundations, corporations, and government sources to evaluate grant opportunities. Works with appropriate departments and program staff to gather information necessary to develop proposals, and to report to funders on current grant programs. Oversees and complies with all grant reporting as required by funder. Establishes awareness of potentially fundable programs and match with potential funders. Provides stewardship to current funders, including working with Foundation staff to provide regular written updates to donors. Understands institutional vision, goals, messaging, history and programs. Maintains accurate records in databases for funder and Foundation Dept. reporting. Assists with other fundraising projects as requested. Oversees the use of grant funds by communicating regularly with program staff to ensure grant funds are being spent according to the application narrative and outcomes are being accurately tracked for reporting. Creates content for social media recognition of funders. (Managers Only) Responsible for the day to day operations of the assigned departments within constraints of prescribed budgetary guidelines to include accurate and timely payroll submission, HR, A/P, A/R, and billing procedures. KNOWLEDGE AND SKILLS: Thorough understanding of grant proposal process and strategy and strong grant proposal writing skills. Ability to write clear, structured, articulate, and persuasive proposals. Strong interpersonal skills. Strong editing skills. Multi-task oriented in order to meet deadlines and track multiple projects simultaneously. Excellent at problem solving and critical thinking. Experience with developing program budgets a plus. Acute attention to detail and has excellent time management/project management abilities.
