Superintendents are based on project sites and work from temporary construction trailers or offices close to the action. As a Superintendent at Landmark Properties, you’ll play a pivotal role in shaping communities and skylines. You’ll lead the delivery of wood-frame projects such as cottages, garden style, brownstone, single-family homes, and 3–4 story construction types valued between $50M and $125M or oversee the construction of mid to high-rise concrete and steel buildings with project sizes exceeding $100M. Superintendents are responsible for understanding and enforcing all aspects of contract documents and obligations to the project, including scope and schedule of work for assigned trades, ensuring completeness, constructability, and verification. The Superintendent must maintain quality standards, cost-effectiveness, and efficient work practices, while fostering strong internal relationships with Development, Design, and Preconstruction departments. Reporting Structure • Lead Superintendent: Reports to General Superintendent; Direct reports include Field Engineer, Assistant Superintendent, Superintendent I, Superintendent II. • Superintendent II: Reports to Lead Superintendent; Direct reports include Field Engineer, Assistant Superintendent, Superintendent I. Duties/Responsibilities: The duties listed below are an outline of the Superintendent II’s responsibilities and should not be considered an all-inclusive list. As the needs of the organization change, these duties may be modified as needed. • Enforce all aspects of contract documents and project obligations for assigned trades. • Participate in project schedule development, update, and maintenance to maximize performance. • Oversee or assist in the activities of subcontractors and suppliers, including regular site walks. • Expedite/procure materials, tools, and equipment for timely delivery, including temporary construction services. • Coordinate Building Information Modeling (BIM) and utilize Virtual Design and Construction (VDC) tools. • Verify Job Safety Analysis reports, safety investigations, and incident investigations; ensure proper notification and follow-up. Communicate with main office regarding weather changes, impacts, and delays. • Budget, forecast, and manage field personnel, labor, equipment, materials, and tools; administer back charges with the Project Manager. • Ensure proper cost coding for labor and materials; review and sign invoices and timecards. • Maintain up-to-date project documentation and reporting (daily, progress, compliance reports, logs). • Schedule and lead/assist weekly meetings with trades for assigned contractors. • Coordinate, direct, and schedule all test and inspection activities; resolve corrections and disputes; maintain records. • Attend and participate in required meetings. Inform senior leadership of any situations impeding project progress. • Other duties as assigned or modified as organizational needs change. Education & Experience • Bachelor’s degree in Construction Management, Engineering, Building Science, Architecture, Business Administration, or relevant major preferred. • High school diploma and professional construction knowledge required. • Proficiency with scheduling & job cost software (Primavera/P6, Microsoft Project, Procore, Prolog, etc.) preferred. • Lead Superintendent: 10-15 years managing multiple phases of mid to large ground-up commercial building projects; 3-5 years in mid-to-high rise urban construction of multi-family homes; 3-10 years direct supervisory experience. • Superintendent II: 7 years managing multiple phases of mid to large ground-up commercial building projects; 3-5 years in mid-to-high rise urban construction of multi-family homes; 3 years direct supervisory experience. • Experience in Lean Construction Delivery Methodology preferred. Preferred Knowledge, Skills, & Abilities • Ability to read and interpret blueprints, drawings, plans, and financial reports. • Strong communication and interpersonal skills for presenting information to Trade Partners via various tools (telephone, written logs, email, mobile devices, cameras). • Technical writing skills. • Excellent organizational skills and attention to detail. • Excellent time management skills with the ability to meet deadlines. • People management skills. • Strong analytical and problem-solving skills. The base pay scale for this position ranges from $96,000 - $175,000 annually depending on a variety of factors including market factors in the geographical location where the candidate works. The Maintenance Supervisor maintains the integrity of the community at all times to provide a safe and secure living and working environment. The Maintenance Supervisor is a customer centered individual who possesses the organizational and leadership skills necessary to run an efficient maintenance team.
