The Asset Manager for Elmington Residential is responsible for overseeing the full investment lifecycle of a portfolio of residential assets, ensuring optimal financial performance through data-driven analysis and strategic decision-making. This role requires real-time monitoring of key performance indicators, budget adherence, financial modeling, and identifying trends to drive cash flow improvement initiatives. To be an effective Elmington teammate, you will need to: Have a great attitude Have high expectations Think BEYOND the box Work with passion Have a tireless work ethic Be confident Be self-sufficient and self-motivated Take pride in your work Be a good listener Offer a solution with every problem Go above and beyond for everyone you support ESSENTIAL JOB FUNCTIONS: • Develop and execute data-driven strategies to maximize revenue growth and asset performance • Provide regular financial performance updates to senior management, offering insights and recommendations to drive informed decision making • Conduct routine site visits to maintain high-quality standards across all assets, ensuring operations excellence and addressing any areas of concern • Analyze operational efficiency, identifying cost-saving opportunities and revenue-enhancing initiatives • Monitor financial performance against budgets, identifying variances and implementing corrective measures • Conduct ongoing cash flow analysis and forecasting to optimize annual investor distributions • Build and maintain financial models for operational expenses to support deal underwriting • Manage the asset disposition process, including financial modeling, market analysis, and investor reporting to maximize exit value • Calculate and analyze cash distribution waterfalls to ensure accurate allocation to investors and compliance with partnership agreements • Ensure compliance with debt covenants and assess future financing opportunities • Evaluate portfolio performance trends and assess external market factors impacting asset value • Monitor lease-up velocity and delivery timelines against underwriting projections • Assist in annual budgeting by identifying income and expense trends • Collaborate with the development team on underwriting and due diligence efforts • Work closely with property management team and all lines of business across Elmington • Perform all other duties as assigned KNOWLEDGE/SKILLS/ABILITIES: • Strong understanding of property income statements and how on-site operations impact financial performance • Strong analytical and financial modeling skills, capable of generating detailed cash flow models • Proficient in Microsoft Office (Excel, Word, PowerPoint) • Skilled in synthesizing data and presenting findings clearly, both written and verbally • Business acumen • Strong attention to detail and problem-solving skills • Communication proficiency • Ethical conduct • Relationship management SPECIFIC EDUCATION OR EXPERIENCE: • Bachelor's degree in a Finance, Real Estate, Economics, or a related field; advanced degree preferred • 3-5 years of experience in asset management, real estate analytics, or a related field • Proven track record of driving performance optimization and delivering strategic results in a multifamily asset management context.
