In a supervised and professional manner, the Maintenance Technician will deliver preventative, corrective, and general maintenance. Duties include, but are not limited to, daily assessments of building infrastructure, maintaining a clean working environment, and other various duties, while adhering to all safety and health standards. The Maintenance Technician will be responsible for performing minor electrical, plumbing, and mechanical repairs and maintenance throughout the buildings. Performs visual rounds and analysis of building envelope and building interior to locate and report any obvious deficiencies. The Maintenance Technician monitors and performs assigned tasks through an internal work-order system and manages timesheets in accordance with the assignments. Communicates with the company dispatcher, supervisor, and or manager for changes in work assignments and work schedules. Essential Duties and Responsibilities: Include, but are not limited to the following: · Communicates effectively and appropriately with client and client tenants. · Performs minor maintenance on interior and exterior light fixtures; performs monthly operation tests for GFCI-protected power outlets; maintains and performs regular testing of emergency exit signs and egress lighting. · Replaces HVAC filters, cleans condenser and evaporator coils, lubricates bearings, sheaves, etc., replaces drive belts, and makes minor repairs or adjustments to the system. · Addresses minor plumbing repairs. Corrects leaks, stoppages, and overflows on all plumbing fixtures at the client’s site. · Assists other mechanics and operators with major repairs and maintenance of building and equipment. ·Supports occupant satisfaction processes by ensuring clients are informed about the status of their request in a timely and accurate manner. ·Assembles chairs, desks, and tables. Also sets up meeting rooms; makes small office furniture moves; hangs and mounts wall pictures and artwork. ·Monitors inventory levels of supplies and re-ordering of supplies. ·Safely uses hand tools, power tools, and personal protective equipment (PPE) while working on the job. ·Completes necessary paperwork to comply with daily routine, time keeping, and safety training. ·Maintains a clean and safe work environment, follows company processes and procedures, uses company-issued equipment per policy, and professionally conducts work. ·Complies with departmental policy for safe storage, usage, and disposal of hazardous materials. ·Follows safety practices and utilizes protective clothing and equipment as required by OSHA. Know the whereabouts of all emergency equipment (i.e., fire extinguishers, eyewash and shower stations, first aid supplies, breathing apparatus, etc.) ·Perform other various duties as assigned by supervisors. Requirements Qualifications: ·High school diploma or equivalent ·Good driving record ·Willing to undergo background and drug screening process ·Must be 18 years of age ·Knowledge of computer systems and use of Microsoft Office products ·2-5 years’ previous experience with facility maintenance • Must be able to stand for long periods of time • Must be able to climb/stand on ladders while performing repairs or using various tools • Must be able to bend at the knees / practice safe lifting standards often throughout the day • Must typically need to be able to lift up to 50lbs independently • As needed, must be able to push, pull, or move (using various equipment) objects around the building. This role is responsible for supporting the work environment for all employees at the client’s location through the effective, hands-on implementation of our building maintenance programs. This individual will interact with client management, employees, and outside vendors. Essential Job Duties: • Responsible for maintenance and repairs to the client's mechanical, electrical, HVAC, and plumbing systems. Must be familiar with and have working knowledge of all building mechanical, electrical, HVAC, plumbing, life safety, fire protection, and security systems to ensure proper operations and be able to act upon any conditions that are out of the ordinary. • Conducts periodic general preventive maintenance on mechanical, electrical, HVAC, and plumbing systems. This involves normal lubrication, adjustment, cleaning, replacement of consumable parts, and periodic testing of equipment. Also conducts general building maintenance, as needed. • Be responsive to tenant issues in the areas of safety, plumbing, mechanical, electrical, and environmental needs through both personal contact and work order systems. • Prepare and maintain maintenance logs and records. Familiarity with preventative maintenance and work order software systems. • Conduct regular inspections of tenant spaces and make appropriate repairs or troubleshoot as directed. • Perform all assigned work to ensure the safety of the building’s tenants and the continuous operation of the site. • Be familiar with and conform to all written operating procedures associated with the site. • Knowledge of Building Automation Systems and operation. Other Job Functions: • Interface and work with others throughout the company. • Agreeable in performing a multitude of basic tasks, including painting, cleaning, minor furniture repairs, minor electrical and mechanical or plumbing repairs, moving equipment or furniture, including setups for company events. • Must be available to respond to emergency calls after normal working hours. • Requires occasional availability for overtime work after normal working hours. Requirements: • High School diploma or equivalent; Vocational school; Industry certification. • Minimum of 5 plus years of previous commercial building operations engineering experience. • Ability to self-organize, gather and assess data, make valid conclusions, and make decisions. • Ability to perform physical labor, lifting of 60 lbs. or more, climbing ladders, and working from a prone or kneeling position • General computer knowledge – MS Windows, MS Word, and MS Excel • Ability to communicate and collaborate with vendors, co-workers, and managers to complete tasks. • English speaking/writing. • Pass all pre-employment screening. • HVAC or electrical certifications are desired but not required.
