This role requires a strong blend of technical acumen, field leadership, and project management expertise to ensure successful outcomes on quality, safety, cost, and schedule. The position will manage several active projects simultaneously across key markets - Midwest and Southeastern U.S. - with a primary focus on field execution, continuous improvement to projects, contractor oversight, and client satisfaction. As part of Bureau Veritas’ Construction & Development team, this individual will represent the company as a trusted partner, driving excellence in project delivery and maintaining the highest standards of professionalism and integrity.   ESSENTIAL DUTIES & RESPONSIBILITIES   Oversee all phases of C-store and fuel system construction from site development through commissioning and closeout. Manage multiple ground-up projects concurrently, balancing field visits, reporting, and coordination among stakeholders. Serve as an extension of the client’s construction management team, overseeing general contractors, subcontractors, and design professionals to ensure adherence to scope, schedule, and budget. Solid understanding of fuel system installations including tanks, dispensers, piping, and all compliance-related work per PEI, API, NFPA, and local regulations. Drive preconstruction activities such as feasibility assessments, budgeting, permitting, bid evaluations, and schedule development. Monitor and control budgets, costs, and change orders to maintain project profitability. Provide field leadership to ensure construction quality, safety performance, and timely completion. Collaborate with internal Bureau Veritas teams to ensure project alignment and resource coordination. Identify potential constructability issues and implement proactive solutions in collaboration with design and construction partners. Prepare project documentation, including progress reports, milestone tracking, and final turnover packages. Uphold Bureau Veritas’ core values of integrity, accuracy, and client excellence throughout each phase of the project.   QUALIFICATIONS   Education & Experience:   Bachelor’s degree in Construction Management, Civil Engineering, or related discipline preferred. Minimum of 5 years of experience managing ground-up retail, fuel, or convenience construction projects. Preferred not required: Experience with fuel system installations (UST/AST, dispensers, vapor recovery, compliance testing). Proficiency in project scheduling and cost management tools such as MS Project or Primavera. Proven ability to manage multiple projects across multiple markets. Strong communication, negotiation, and leadership skills with an emphasis on accountability. Civil sitework experience (grading, utilities, stormwater) is highly desirable. Familiarity with permitting, environmental compliance, and utility coordination for fueling projects.     Certifications:   PMP certification preferred but not required. Each inspection program may include client specific protocols as outlined by leadership team. Communicate inspection results and compliance issues to property owners, contractors, and relevant stakeholders. Collaborate with engineers, architects, and other inspectors to maintain inspection consistency and quality control. Maintain project-by-project communication with senior management and insure continued flow of information regarding any issues or potential problems which may occur during a site deployment. Meets or exceeds performance objectives for productivity and report quality. Protects operations by keeping company information confidential. Conducts walk-through surveys of a property’s accessible and visible major building equipment and systems (mechanical, electrical, and plumbing), structures, foundations, representative interiors, common areas, exterior walls, windows, flat roofs, low-sloped roofs, and pavement.  Collect information from data plates for entry into web-based program. Photograph equipment and tags. Evaluate condition of equipment. Applies bar codes to identified equipment. Gathers photographic documentation of equipment tags, data tags, site and building features, and documents observations. Review plans and construction documents and/or scopes of work for comparison with site conditions. Reviews repair/improvement costs incurred by tenants/ownership along with the following documents (if available): certificate(s) of occupancy, maintenance reports and logs, elevator safety inspection reports, Building and Fire Department inspection reports, and warranty information. Reviews pertinent property records as furnished by client and/or property contact. Documented information will consist primarily of project contact supplied leasing literature, receipts from repairs and/or improvements, pending proposals, schedule of landlord’s responsible operating expenses, available relevant construction drawings, and previously prepared building condition survey reports.  After training and on-site experience, this role will advance to completing more complex building assessments such as Property Condition Assessments (PCA), ADA checklists, and environmental data collection, and will prepare written reports that accurately describe findings (ASTM standards) through use of computer, iPad, and other electronic devices and software programs.   Supervisory Responsibilities   This job does not have specific supervisory responsibilities.     Skills The requirements listed below are representative of acquired skills required.   Ability to write reports, business correspondence, and standard operating procedures. Understands the issues related to real estate transactions as it relates to zoning and land surveys. Extensive knowledge of ALTA Surveys and Commercial Real Estate Due Diligence. Delegate tasks and responsibilities to personnel within survey/zoning teams and can work with Director of Expanded to integrate workflows with other expanded services. Can serve as a consultant resource for clients and the sales team when needed, in lieu of Project Managers when needed. Managing and mentoring multiple Project Managers. In charge of the overall direction, completion, and financial outcome of active client accounts related to specific program. Attend sales meetings, sales calls, trade shows, and client meetings as needed. Provides regular weekly/monthly/quarterly reports on program performance, profitability, and tracking/progress to program goals. Ensures post-delivery revisions adhere to contractual scope and mitigate client requests to avoid scope creep. Supports sales team in responding to client proposals and developing cost estimates. Manages projects within program on a regional basis to ensure overall client satisfaction, quality production and financial performance. Must dictate to the team the program’s standards and procedures. Serves as the main point-of-contact with client during the execution of projects and programs.  Prepares progress reports to share with client.  Assures client satisfaction and goals are met through timely responsiveness and feedback.
