A Real Estate Project Managers portfolio may include a mixture of acquisitions, greenfield, early-stage to late-stage development, and construction projects. This position is the main point of contact for all other internal teams and manages all outside real estate vendor relationships for their portfolio. The Real Estate Project manager is in charge of all real estate deliverables needed for development through construction, and financial closings. Responsibilities (including but not limited to) • Draft and negotiate landowner agreements including leases, amendments, easements, purchase agreements, landowner estoppels and various other related documents. • Draft and negotiate governmental and third-party agreements including consents, licenses, rights-of-way, and other related documents. • Track and manage all real estate related Special Land Use Permit and/or Conditional Use Permit conditions to completion as specified by each project permit. • Track and manage all Master Service Agreements and associated Task Orders as well as Change Orders, Non-Disclosure Agreements, and Statements of Work, for their project vendors. • Obtain, review, analyze title commitments including curative title issues and negotiation of title proformas, insurance policies and endorsements. • Obtain, review, coordinate American Land Title Association surveys from Pre-Construction to As-Builts. • Coordinate outside counsel efforts based on a specific scope of work for each project or stage of project. • Conduct real estate due diligence on various Mergers & Acquisition projects as assigned, including lease review, title review, survey review, as well as prepare memorandums for executive level review outlining the risks and liabilities of a given project. • Prepare and keep current all real estate summaries/trackers/databases to assist in overall project management. • Enter, review and approve all related Payment Requests and Purchase Orders for payment from accounting. • Prepare agendas and lead all real estate calls and meetings. • Manage and review work product coming from Real Estate Analysts assisting on their projects. • Act as liaison to upper-level management for all real estate information related to their portfolio. Qualifications and Competencies • Bachelor’s degree, paralegal certificate or minimum of 5 years of relevant real estate experience, or 3-5 years of experience as a real estate paralegal. • Minimum of 5 years of experience with commercial title and survey related work including review, negotiation and coordination of all deliverables. • Experience closing large financial transactions, including construction debt financing and tax equity. • Experience conducting real estate due diligence for project acquisitions. • The ability to read and interpret legal documents, as well as offer review and risk mitigation. • The ability to read and understand title reports and interpret and comprehend all documents and apply that knowledge to a project. • The ability to read and understand American Land Title Association Surveys, including boundary surveys as well as Pre-Construction and As Built overlays, to understand impacts to title and financings. • Strong interpersonal and communication skills (written and verbal). • The ability to work independently with minimal supervision. • The ability to be flexible, to think outside the box and solve problems, and forge ahead in times of uncertainty and complexity. • Detail oriented, organized, and able to maintain a high quality of work under pressure. • The ability to prioritize and meet deadlines that sometimes conflict. • Proficiency in the Microsoft Office suite and at least general knowledge of QuickBase system format, SAP Fiori and SAP Concur, ArcGIS, Ironclad, and Procore. AES Clean Energy is currently seeking an Associate Project Manager to support our photovoltaic solar and energy storage construction projects in the United States. The position will report to the Director of Project Management. The Commissioning Engineer works closely with the Project Manager, Project Engineers, Vendors, Other commissioning team members, and AHJ’s through the start-up process. Commissioning activities include inspections, performance testing, trouble shooting, negotiating final compliance with AHJ’s to achieve placed in service status, and writing the commissioning reports. The engineer must be able to work independently with little to no instruction. The successful candidate will have a depth of experience in power systems, start-up activities, compliance, and testing. They can manage multiple projects at a time in different progress stages. They will also understand commissioning and start-up of plants is time critical and manage their time and resources accordingly. The candidate will need to travel as required to project sites. Key Responsibilities • Researching the commissioning needs for each project. • Manage all aspects of Commissioning, and instruct other on necessary tasks. • Establishing and Communicating commissioning steps to the project team to develop schedules. • Working at sites to perform inspections and system performance testing. • Communicating and leading efforts to solve problems with equipment that may occur during start-up. • Completing the commissioning reports to submit to 3rd Parties, AHJ’s, and internal records. Skills and Qualifications • Foresight to create efficient processes, Flexibility to adjust daily activities to the need, and Fortitude to make things work. • Bachelor’s degree in physics, electrical engineering, mechanical engineering or equivalent technical field • Proficient with job site operations. • 5+ years of experience in outdoor construction • 5+ years of experience in renewable energy technology • 3+ years of experience in storage system technology • 5+ years of experience with control systems and programming controllers • 3+ years of experience with HVAC systems • 3+ years of experience with IT communications protocols and tools • Experience with leading teams and a desire to do so. • Proficiency with MS Office Tools: Word, Excel, Outlook, Teams, PowerPoint, and Schedule • Hands on experience with wiring, assembly of mechanical machinery, and operating test equipment • Possess understanding of construction and engineering principles • Excellent problem-solving skills • Inter team management. • Detail orientation and shown ability to manage multiple, complex initiatives. • OSHA 10 Certification and NEC70E Certification are a plus. • Professional Engineering License a plus.
