DEARBORN PUBLIC SCHOOLS PROFESSIONAL STAFF POSITION TITLE: Building Operations Specialist P-12 QUALIFICATIONS: 1. High school diploma and a Low-Pressure Boiler Operators license issued by the City of Dearborn. 2. Training in the operation of low-pressure boilers, gas, and oil burners, vacuum pumps, air handlers, filters, swimming pool operation, water pumps, and similar equipment. 3. Ability to make minor repairs to building equipment and furniture including boiler equipment and fan units. 4. Demonstrated ability to clean and prepare boilers for annual inspection. 5. Ability to carry out verbal and written directions and to communicate them to the custodial staff. REPORTING RELATIONSHIPS: Engineer at the building assigned. JOB GOAL: To provide efficient operation of the assigned building according to the direction of the Engineer to accommodate the educational program established by the Building Principal. PERFORMANCE RESPONSIBILITIES: • 1. Heating, ventilating, and mechanical operation of the school building under the supervision of the building engineer. • 2. Makes minor repairs to heating and ventilating equipment and maintains oil levels and lubrication of equipment.Building. • 3. Responsible for the sweeping and mopping of floors, stairways, cleans washrooms, and may do custodial work in other areas assigned. • 4. Operates the low-pressure heating and ventilating equipment in the absence of the Engineer. • 5. Cleans heating and ventilating equipment -- for example, cleans tunnels and boiler room, pool filter room, cleans and replaces filters, etc. • 6. Maintains swimming pool equipment. Cleans pool filters as needed, and checks the pool water chemistry daily. • 7. Makes minor repairs to the school building, furniture, and fixtures, and participates in the summer renovation of the school building. Examples of work done include, but are not limited to: replacing small panes of glass, repairing and adjusting miscellaneous school furniture and fixtures such as cabinets, etc., painting or touching up areas such as staircases,stripping furniture, and other tasks as assigned by the Building Engineer. • 8. Guides the custodial staff in the cleaning of the building according to directions given by the Engineer. • 9. Assists public groups using the school building at night by arranging furniture and equipment as requested. • 10. Performs boiler water tests as required by the Engineer andadjusts the chemicals as directed. 11. Performs other related duties as assigned by the Engineer.
