909-Damage Restoration - 2521-909 Lead Coordinator.JOB SUMMARY: Under direction, plans, inspects and coordinates the moisture intrusion and mold/mildew inspections, associated remediation, and performs related work as required. As delegated by the Damage Restoration Manager, oversee Moisture Intrusion Coordinator team members, track their projects, and re-assign jobs, if required. Work involves regular contact with other divisions, departments, City building officials, contractors, and frequent contact with residents and resident directors. ESSENTIAL FUNCTIONS: Investigates and resolves water intrusion issues. Prepares cost estimates, researches information and prepares reports and recommendations to determine construction follow-up actions required and coordinates construction projects. Provides scopes of work for damage remediation and restoration, assists in obtaining necessary bids, schedules in-house staff and/or remediation contractors to perform work, inspects for compliance, documents procedures, maintains records, and verifies contractor invoicing for accuracy related to contract values, work completion and work quality. Works with various insurance carriers to insure compliance with insurance regulations. Obtains building permits as needed. Train and coach team members to ensure compliance is being followed with mutual policies related to moisture intrusion. Keep an open and constant line of communication with Damage Restoration Manger, and/or other appropriate team members as it relates to operations of Damage Restoration. Problem solve deficiencies and execution of solutions. Resolve day-to-day problems on the job site, and inspecting all work during construction scope of work, and/or plans and specifications. Provide assistance to the Damage Restoration Manager on project status inquiry and follow-ups. Act as a project manager when assigned by the Damage Restoration Manager on projects related to damage restoration in Laguna Woods Village property such as: common areas, structures or facilities. Provide support to the Damage Restoration Manager with updates to the established project schedule. Obtain all permits and order materials (if required) for damage restoration projects and coordinate all construction related activities. Supports the project managers with tracking and reporting subcontractor costs including review of subcontractor invoicing and reviews of subcontractor daily reports. Prepare scopes of work and associated documents as assigned. Communicates with residents to insure their understanding of policies and procedures and to explain restoration work scopes, scheduling and progress. Monitors restoration work progress to insure timeliness of work completion. Maintains records of restoration work progress for communication to management and Community leadership. Assists with collection of historical information relative to moisture intrusion services for response to management, resident, and Community leadership inquiries, complaints or concerns. Drives a vehicle to perform job. Regular attendance required. All duties performed on-site for the Community. EQUIPMENT OPERATED: Vehicle, PC, printer, copier, fax machine, calculator, telephone, moisture meter. WORK ENVIRONMENT: Climate controlled indoor office, as well as exposure to normal outdoor elements performing site inspections.
