This role will oversee all aspects of property management to include leasing, resident relations, maintenance, improvement, general administration and Tax Credit compliance (where applicable). Leadership/Supervisory Responsibilities: ● People Leadership: Oversees daily workflow of property staff, driving property performance (Assistant Property Manager, Leasing Agents, Maintenance Supervisor and/or Maintenance Techs) ● Recruiting: Assists Regional Manager in the identification, interviewing, onboarding and training of property staff. ● Team Development: Responsible for coaching/developing property staff to performance, as well as delivering performance/correctional feedback and evaluations. Duties/Responsibilities: * ● Leasing: Develop and execute property leasing plan to include marketing of open units, tenant screening and lease enforcement, ensuring compliance with all applicable laws and regulations. o Conduct property tours for potential tenants and provide information on available units o Follow up on leads, process applications and finalize lease agreements o Partner with local community resources for voucher participation and compliance. o Identify and execute on opportunities to increase rent with new leases and renewals in support of property financial goals. o Responsible for meeting or exceeding site occupancy target rates. ● Resident Relations: Serve as the point of contact for tenant needs and communication to facilitate an excellent resident experience to include: o Onboarding/Move in of new residents o Regular communication to residents throughout their lease period o Timely response to inquiries and resolution of complaints o Oversight of maintenance workflow and work order completion o Enforcement of lease agreements ● Property Appearance & Maintenance: Responsible for proactive property upkeep, coordination of maintenance/vendor activities and supporting property improvements to include: o Conducting regular property inspections to maintain curb appeal, ensure a safe, clean environment and identify maintenance issues o Oversight of property repairs through work order prioritization and completion with maintenance and vendor resources o Partnering with Renovation Manager, maintenance team and vendors to complete unit turns and capital improvements ● Financial & Administrative Upkeep: Manage property operating budget to control expenses and meet financial objectives to include: o Maintain accurate records of rent rolls, expenses, work orders and tenant interactions o Track rent collections and manage delinquent accounts, meeting or exceeding delinquency target rates o Utilization of AppFolio property management system as core system to record property operational activities, financials and compliance ● Compliance (where applicable): Ensure property is LIHTC compliant by: o Creating and maintaining Tenant Income Certifications (TICs) for initial leases and renewals o Work with compliance team to provide property specific data to complete Tenant Selection Procedures (TSPs) for the property o Coordinating with Regional Manager and Vive compliance resources to ensure timely submission and correction of required compliance documentation • NOTE: This job description is not intended to be all-inclusive. Required Experience, Skills & Education: ● 2+ years of experience in multi-family property management ● 1+ years supervisory experience to include onsite maintenance or other property related staff (preferred); Familiarity with facilities management principles required ● Proven track record of developing and executing occupancy and leasing strategies to drive property performance ● Strong knowledge of leasing procedures and landlord/tenant laws ● Excellent communication and customer service skills ● Demonstrated ability to independently prioritize tasks and meet deadlines in a fast-paced environment ● Strong knowledge of LIHTC (Low-Income Tax Credit) regulations and demonstrated proficiency in meeting compliance requirements (preferred) ● Proficient in data entry and demonstrated ability to meet time sensitive administrative tasks ● Possession of property management license (or willingness to obtain) in states where required. Physical Requirements: ● Must be able to frequently lift up to 20 lbs. and occasionally up to 60lbs. ● Able to sit up to 4 hours continuously, as well as walk and stand as needed up to 2 hours periodically. ● Must be able to move about a property, pushing/pulling, walking stairs and kneeling frequently, climbing required occasionally.
