Leadership/Supervisory Responsibilities: ● Vendor Partnerships: While this position does not have any Vive employee direct reports, Maintenance Techs may be asked to provide onsite direction to 3rd party vendors onsite assisting with complex work orders, unit turns or property renovations. Duties/Responsibilities: * ● Property Maintenance & Repairs: Responsible for ensuring a safe and maintained property by conducting preventative maintenance checks on building systems and grounds, completing assigned work orders, and prioritizing emergency repairs as identified or reported by residents. o Execute on work orders as prioritized and directed by location Property Manager. o Perform repairs on appliances, HVAC, Plumbing and electrical systems o Document reoccurring maintenance issues and coordinate with Property Manager on a plan to address. o Complete administrative tasks and special projects as assigned. o Participate in on-call rotation. o Maintain tools for daily use. o Meet or exceed response time targets for both routine work orders and emergency response requests. ● Unit Turns & Renovations: Execute on timely completion of unit turn and property renovation tasks under the direction of both the Property and Renovation Managers o Assist with minor renovations and upgrades, coordinating with outside vendors for project completion when required. o Meet or exceed unit turn time goals in a timely to minimize vacancy downtime. ● Purchasing, Inventory & Reporting: Responsible for purchasing of necessary supplies per project, maintaining an accurate inventory of tools and supplies and recording/documenting all work order, unit turn and renovation project tasks in the property management system o Maintain accurate records of materials used, submitting receipts and documentation promptly. o Monitor inventory of essential supplies and coordinate with vendors for restocking at competitive prices. o Complete accurate reporting of work orders, receipts for expenses, hours to complete and completion photos for all tasks. o Utilize AppFolio property management system to receive and record work order completion. o Assist with managing project costs through the usage of company purchase accounts with key vendors (Lowes, THD, HD Supply). • NOTE: This job description is not intended to be all-inclusive. Required Experience, Skills & Education: ● Demonstrated understanding of basic household maintenance – landscaping, painting, dry wall, plumbing, electrical, HVAC – with 1+ years of experience in a multi-family maintenance or construction trade role preferred. ● Ability to successfully perform basic household repairs within a specified timeframe, manage and prioritize multiple requests and accurately record maintenance activities and costs. ● Able to work in independently in a fast-paced environment with a demonstrated record of attendance and a roll up your sleeves / all hands-on deck mentality ● Able to work some nights and weekends for emergency calls ● Outstanding written, grammar, & verbal communication skills with ability to interact with all levels of an organization, provide excellent service to residents, communicate and coordinate with outside vendors ● Ability to use a laptop, smartphone, and office equipment for timesheets, mileage reports, and work orders. ● Transportation & Tools Requirements: Requires reliable transportation, a valid driver’s license and must possess tools to complete maintenance tasks (specialty tools provided) Physical Requirements: ● Must be able to frequently lift up to 60lbs. Ability to move up to 100lbs (assisted) from time to time. ● Able to work in multiple environments (indoor and outdoor) ● Must be able to move about a property, pushing/pulling, walking stairs, kneeling and climbing frequently.
