Job Summary: The Property Maintenance Technician III is responsible for executing repairs, troubleshooting issues, and conducting preventive maintenance activities to ensure the operational integrity, quality, and appearance of all building systems and facilities within the assigned area. This role is essential in maintaining property standards and enhancing tenant satisfaction. Responsibilities of the Property Maintenance Technician II: • Skillfully complete a wide array of repair tasks, both routine and emergency, promptly and efficiently. • Procure and deliver supplies as necessary for maintenance tasks. • Execute routine maintenance tasks such as painting, plumbing, electrical work, HVAC maintenance, and carpentry, utilizing hand tools. • Participate in unit renovations as scheduled, including the installation of new cabinetry, countertops, light fixtures, and appliances. • Promptly report any health or safety concerns or violations to the management team. • Complete requisition forms for materials and submit them to management. • Interact with tenants in a friendly, positive, and professional manner. • Handle work order tasks related to physical maintenance and repairs of the assigned buildings using work order software programs. • Apply plumbing knowledge to address leaks, clogs, or other drainage issues. • Utilize electrical expertise to identify building electricity problems. • Demonstrate carpentry skills to manage basic repairs. • Uphold attention to detail to ensure all tasks are completed to a high standard and potential hazards are identified promptly. • Perform landscaping and snow removal as needed. • Maintain physical stamina to endure a full shift of active work on the property. • Implement routine physical improvements and respond to emergencies following company protocols. • Assist the Property Manager in organizing and maintaining equipment, tools, supplies, inventories, and logs. • Collaborate with the Property Manager to establish and uphold a comprehensive preventative maintenance plan and maintain all related records and logs. • Communicate effectively and adhere to safety standards, policies, procedures, and best practices. • Demonstrate professionalism and courtesy toward tenants, coworkers, vendors, and others. • Safely utilize building property, materials, supplies, and tools. • Perform additional duties and special projects as assigned. Schedule: • 8-hour shift, day shift, Monday to Friday, with on-call availability and weekend shifts as needed. Benefits: • Health insurance • Holiday pay • Paid time off Requirements for Property Maintenance Technician II: • Minimum of 3 years of relevant work experience or technical training. • High school diploma or GED required; technical school training in maintenance-related courses preferred. • Proficiency in interpreting design documents, manufacturer specifications, and operational procedures. • Knowledge of basic and advanced maintenance tasks (painting, carpentry, drywall, plumbing, electrical work, etc.). • Strong interpersonal skills for effective teamwork and positive relationships with clients, tenants, and coworkers. • HVAC certification is advantageous but not mandatory. • Ability to follow instructions, prioritize tasks, and ensure timely and accurate completion. • Basic aptitude for mathematics and computer skills. • Availability for emergencies and on-call rotations. • Physically capable of extensive walking, stair and ladder climbing, and lifting/carrying at least 50 pounds using proper body mechanics. • Willingness to work overtime for special projects as needed. • Possession of a valid driver's license and reliable transportation. • Proficiency in basic computer skills and the ability to learn job-related software. • Familiarity with tools and their appropriate use.
