Project Manager –Commercial Building Construction Position Overview Our growing commercial construction firm is seeking an experienced Project Manager or Construction Superintendent to lead multiple building projects from pre-construction through closeout. This role is responsible for overall project planning, budgeting, scheduling, subcontractor coordination, cost management, and client communication. The ideal candidate has strong leadership abilities, excellent communication skills, and construction management and site supervision background. In addition, we are requiring the Project Manager to have a Safety Trained Supervisor Construction (STSC) certification as well as the OSHA 510 Certification. Additional work experience with Procore for project administration and documentation is preferred. Key Responsibilities Project Planning & Management • Oversee all phases of commercial construction projects, ensuring work is completed on time, within scope, and within budget. • Develop and manage project schedules, phasing plans, and procurement timelines using Procore and other PM tools. • Lead pre-construction activities including review of drawings, constructability analysis, and early subcontractor engagement. Financial & Contract Management • Create, maintain, and track project budgets, commitments, and cost-to-complete forecasts in Procore. • Manage subcontractor contracts, change orders, purchase orders, and invoice approval processes. • Identify and mitigate project risks, cost impacts, and schedule deviations. Team & Subcontractor Coordination • Coordinate efforts between owners, architects, engineers, subcontractors, and vendors. • Facilitate regular OAC and subcontractor meetings;create and distribute meeting minutes via Procore. • Review subcontractor work for performance, quality, and compliance with contract documents. Communication & Documentation • Serve as the primary point of contact for the client, design team, and internal leadership. • Maintain all project documentation within Procore, including RFIs, submittals, drawings, logs, daily communication, and closeout materials. • Ensure project records meet company standards and all documents are updated, distributed, and stored correctly. Field Support • Work closely with the Construction Superintendent to support daily field operations, resolve issues, and maintain safety and quality standards. • Conduct site visits to verify progress, monitor compliance, and address challenges proactively. Project Closeout • Lead project closeout activities, ensuring timely completion of punch lists, warranty documentation, O&M manuals, and owner handover packages within Procore. • Ensure all financial closeout tasks—including final change orders and subcontractor closeout—are properly executed. Qualifications • 5+ years of project management experience in commercial building construction. • Prior construction experience with site supervision is preferred • Safety Trained Supervisor Construction (STSC) certification is required. • Proficiency with Procore required (RFIs, submittals, financial tools, scheduling, drawings, and reporting). • Strong understanding of construction means and methods, building codes, and industry best practices. • Proven ability to manage project budgets, schedules, and complex documentation workflows. • Excellent leadership, communication, negotiation, and problem-solving skills. • Bachelor’s degree in Construction Management, Engineering, Architecture, or related field preferred.
