Location: Remote (U.S.-based), with access to airport within 1-hour drive Reports To: Senior Vice President & Head of Asset Management Position Overview: The Director or Vice President of Revenue Management & Commercial Strategy will serve as the portfolio-level subject-matter expert in pricing, distribution, yield management, demand optimization, sales, ecommerce, and overall commercial strategy across a multi-brand hotel portfolio. Operating within the corporate ownership team, this role focuses on maximizing asset-level revenue performance and total portfolio yield through oversight company strategic pricing, channel mix management, and data-driven performance insights. The position is supervisory in nature and will oversee revenue management and commercial strategy by working in coordination with various third-party management companies that operate our portfolio of 20+ hotels to provide guidance and direction to the respective regional revenue managers and sales leads assigned to an asset. Key Responsibilities: Strategic Revenue Oversight (40%) • Develop and execute revenue strategies aligned with ownership’s investment goals and asset-management strategies. • Partner with property-level General Managers, Director of Sales, and third-party management company and/or brand revenue managers to drive RevPAR index growth and optimize market share based on pro forma and budgeted goals. • Oversee annual budgeting and weekly/monthly forecast updates for all revenue items, with a particular emphasis on rooms revenue. Commercial Strategy Integration (25%) • Collaborate with sales, marketing, and digital teams to align channel strategy, e-commerce initiatives, and promotional calendars. • Evaluate and recommend system enhancements or technology partnerships (e.g., RMS, CRS, BI dashboards). • Serve as the ownership liaison with management company teams to ensure alignment and accountability. Portfolio Performance Analysis & Reporting (25%) • Analyze STR, brand reports, and other data sources (e.g., HotStats, Kalibri Commercial/Market, Lighthouse, Demand360, etc.) to identify revenue upside opportunities and risks. • Monitor market trends, demand generators, and competitive sets to inform rate positioning and segmentation strategy. Evaluate transient, group, and contract mix to ensure profitability and alignment with ownership goals. • Benchmark revenue performance against owner and operator pro forma underwriting on a quarterly and annual basis. • Prepare and present monthly revenue summaries for internal investment and asset-management reviews, translating performance metrics into actionable insights. Investment Underwriting Input (10%) • Underwrite potential revenue opportunities by segment with Acquisition team when underwriting a new investment. • Occasionally tour market and competitive set with Acquisitions and Asset Management prior to closing on a hotel to identify revenue opportunities. • Provide input on Investment Committee materials related to revenue strategy. Qualifications: • Bachelor’s degree in Hospitality Management, Business, Economics, or related field • Prior experience will determine role title. A Director candidate must have 5+ years of progressive hotel revenue management experience, with 2+ years in a multi-property, regional, or ownership-level role. A Vice President candidate must have 10+ years of progressive hotel revenue management experience, with 5+ years in a multi-property, regional, or ownership-level role. • In addition to the required revenue management experience, some prior exposure to sales, eCommerce, and overall commercial strategy is preferred. • Intermediate to advanced level modeling and presentation skills, including proficiency in Excel and PowerPoint. • Strong understanding of brand RMS systems and OTA/digital distribution, with prior required experience using OneYield (Marriott) and GRO (Hilton), as well as other industry data and reporting tools (CoStar/STR, Lighthouse, Kalibri, HotStats, ProfitSword, etc.). • High level of analytical and problem-solving skills with robust attention to detail. • Effective communication skills to professionally present to both internal and external stakeholders, with proven ability to influence cross-functional management teams and motivate on-property leadership to achieve pro forma and budgeted performance goals. • Ability to travel up to 25%, with monthly “In-Office Weeks” in Cleveland, and occasional trips to portfolio assets, potential acquisitions, and industry events/conferences.
