Summary: The Facilities Technician III is a senior role that requires technical expertise, a broad knowledge of building systems, and the ability to work independently, interact with service providers/vendors, and lead small to medium projects. Thes position involves working with a range of systems, including HVAC, electrical, plumbing, lighting, and other critical infrastructure. You will collaborate with client management to ensure all maintenance operations and tasks are performed efficiently, on time, and in compliance with safety standards. Essential duties include, but are not limited to: • Perform advanced troubleshooting, diagnosis, and repair of complex building systems, including HVAC, electrical, plumbing, mechanical equipment, and security systems. • Lead preventive maintenance programs and ensure that equipment and systems are maintained according to manufacturer recommendations and company standards. • Oversee and coordinate work tasks, ensuring efficient distribution of duties among junior technicians and other facility staff. • Mentor and train junior technicians, providing guidance and technical expertise to foster skill development and ensure high standards of maintenance. • Perform routine inspections and comprehensive system audits to identify potential issues before they lead to system failures or downtime. • Conduct installations, upgrades, and repairs of HVAC systems, electrical panels, lighting systems, and other building infrastructure components. • Provide technical support and troubleshooting for facility systems and equipment, ensuring minimal disruption to building operations. • Ensure compliance with all safety regulations, building codes, and environmental standards in all maintenance activities. • Coordinate with outside contractors and vendors for specialized services when necessary, managing vendor relationships and overseeing the quality of their work. • Use computerized maintenance management systems (CMMS) to log, track, and manage work orders, maintenance activities, and service requests. • Prepare and maintain reports related to system performance, maintenance activities, and any issues requiring attention or repair. • Assist in the development of maintenance budgets, track expenses, and make recommendations for cost-saving opportunities. • Respond to emergency maintenance requests, including after-hours and on-call support, to address urgent facility needs. • Ensure that all equipment and tools are well-maintained and properly stored, and maintain an adequate inventory of supplies. • Perform general facility maintenance duties, including painting, repairs, and handling of minor construction tasks as needed. • Lead projects involving upgrades, installations, or significant repairs, ensuring timely and efficient completion. • Pin locks by disassembling, re-keying, and reassembling the lock mechanisms to match new or existing keys as needed. • Perform locksmithing services including duplicating keys, cutting new keys, and providing lock and key solutions for doors, cabinets, and other secured areas within the facility. Qualifications: • 12 – 15 years related trade experience in a building-related trade. • Proficiency with Microsoft Office Suite including, Access, Outlook, Word, PowerPoint & Excel. • Technical vocational or on-the-job training in all of the following areas, with an emphasis on the first three: HVAC, electrical, mechanical, process controls, mechanical power transmissions, painting, plumbing and carpentry, or similar combination of experience and education. • Proven record of providing excellent internal and external customer service. • Knowledge of proper use of equipment, materials and supplies used in maintenance work. • Universal CFC or EPA certification. • Valid CA Driver's License and clean MVR. • Must be able to communicate effectively in English; Bilingual preferred. • Strong organizational and analytical skills; problem solving ability. • Basic knowledge of standard janitorial duties, cleaning techniques, products and equipment preferred. • Ability to multitask in a fast-paced work environment. • Ability to work in a team-oriented environment, maintain a positive attitude at all times, and be able to assist the team/department to complete goals. • Ability to operate hand tools appropriate to the application. • Ability to react quickly and appropriately under pressure in emergency situations with a cool head and professionalism. • Use logic and reasoning to identify the strengths and weaknesses of alternative solutions, conclusions or approaches to problems. • Ability to communicate effectively with clients, supervisor and coworkers. • Must have ability to read and interpret documents such as but not limited to safety data sheets (SDS), operating and maintenance instructions and procedure manuals, etc. • Must be able to understand and to carry out instructions furnished in written, oral, or diagram form. • A strong commitment to delivering exceptional customer service and enhancing the customer experience. Job Requirements: • Regular attendance and/or physical presence at the job site. • Must be 18 years of age. • High school diploma/GED required OR equivalent work experience in leiu of. • Ability to move, lift, carry, pull, or push heavy objects or materials. • Lift up to 25 pounds unassisted. • Extensive use of hands, reaching over and bending. • Ability to stand for long periods, bend, stoop, kneel, and perform repetitive tasks. • Work in varying temperature environments (internal and external parts of the building). • May require frequent travel between Medallion sites; responsible for providing own transportation or if approved, driving a company vehicle. This job is located in San Mateo, CA. Compensation range: $50.00 to $60.00 (hourly) Schedule: Monday through Friday 8:00 AM to 5:00 PM // WEEKENDS OFF!!!
