Description Position Supervision: Regional Managers and Director of Operations FLSA Status: Exempt Revised: January 2026 ROLE SUMMARY Property management is entering a new era. Join us as we rebuild the industry around performance, integration, and people. The Senior Director, Property Operations role sits squarely at the center of that shift. This senior enterprise leader is responsible for overseeing a large, multi-state multifamily portfolio within a modern third-party property management platform. This leader operates as a true business owner, accountable for property performance, organizational health, client partnership, and long-term portfolio value. This role blends operational rigor with strategic perspective. It requires someone who understands where the industry has been, sees where it is going, and wants to help build what comes next. In addition to leading day-to-day operations at scale, the Senior Director plays an active role in shaping client relationships, supporting portfolio expansion, and participating in new business conversations that define the future of the platform. This is a role for a leader who thrives in complexity, believes performance can scale, and knows that technology, data, and people must be designed as one system. ESSENTIAL DUTIES AND RESPONSIBILITIES OPERATIONAL AND ORGANIZATIONAL LEADERSHIP • Lead property operations across a large, diverse, multi-state portfolio, ensuring consistent execution while respecting market nuance • Build, lead, and inspire a scaled, multi-layered operations organization capable of delivering strong results across markets and asset types • Establish clear operating rhythms, decision frameworks, and accountability across regional and onsite leadership • Drive excellence across leasing, marketing, resident experience, maintenance, training, and compliance • Conduct regular portfolio-level reviews to surface risk early, identify opportunities, and improve performance CLIENT PARTNERSHIP AND PORTFOLIO STEWARDSHIP • Serve as a senior, trusted partner to ownership groups, investors, and asset managers • Translate client objectives into clear operating strategies that drive performance and confidence • Lead and participate in owner meetings, portfolio reviews, and long-range planning discussions • Strengthen and expand existing client relationships through insight, execution, and credibility • Participate in new business pitches, presentations, and diligence efforts, representing the platform's operating model and point of view • Act as an outward-facing leader at industry events and forums FINANCIAL OWNERSHIP AND PERFORMANCE • Own portfolio-level financial performance, including revenue growth, expense discipline, and NOI outcomes • Oversee operating budgets, forecasts, and capital planning across the portfolio Interpret financial and operational data to drive better decisions at scale • Partner with clients and asset teams on pricing strategy, capital deployment, and asset positioning • Balance financial rigor with long-term value creation PEOPLE LEADERSHIP AND CULTURE • Build, develop, and lead a large, distributed operations organization across multiple markets • Coach and mentor senior leaders and emerging talent • Inspire teams to perform their best while navigating a continually changing market and model • Create a culture of accountability, clarity, and continuous improvement • Design operating structures that allow people to do their best work while scaling performance • Ensure full compliance with Fair Housing, employment, and regulatory requirements MARKET PERSPECTIVE AND INDUSTRY LEADERSHIP • Maintain deep knowledge of regional and submarket dynamics, with particular strength in Southeast markets • Remain actively engaged in apartment associations and industry organizations • Contribute to the evolution of the company's operating model by bringing market insight, innovation, and best practices back into the business • Help shape the company's external reputation as a modern, performance-driven property management partner QUALIFICATIONS EXPERIENCE • Senior leadership experience overseeing large, complex, multi-market multifamily portfolios • Demonstrated success in third-party property management with direct client ownership responsibility • Proven ability to lead large, distributed organizations through multiple layers of leadership • Strong track record of owning and operating complex P&Ls • Deep experience operating across Southeast markets with broader multi-state exposure This role includes up to 50% travel, depending on business needs.
