Relevant Partners Introduction Relevant Partners is an LA-based real estate developer known for branded hotel and restaurant projects like TAO LA, Motherwolf, Thompson Hotel, Tommie Hotel, and Dream Hotel in Hollywood. Our cutting-edge design, seamless operations, and bold branding set us apart. Our newest landmark project, The Ranch at Coachella, is an 86-acre luxury villa community just one block from the world-famous Coachella Music Festival. This development features 165 luxury pool villas, wellness facilities, sports courts, a beach club, and a 10-acre pool—one of the largest in North America. Introduction of Role We are seeking a Project Controls & Cost Management Associate to support cost control, cash flow tracking, and day-to-day financial coordination across active development projects. This role sits at the intersection of development, construction, finance, and operations and is ideal for someone with 2–6 years of experience in construction management, project controls, cost management, or project management support. You will work closely with internal leadership, external consultants, general contractors, and accounting teams to ensure budgets, schedules, and cash flows are accurately tracked and clearly communicated. This role is critical in helping leadership make informed decisions as projects move from pre-development through construction and fundraising milestones. Your key responsibilities include: • Cost Control & Budget Management • Maintain and track project budgets, cost reports, and forecasts • Monitor construction draws, invoices, and cost variances against approved budgets • Support change order tracking and documentation • Assist in identifying cost overruns, risks, and opportunities for optimization Cash Flow & Financial Tracking • Track project cash flow projections and actuals • Support coordination with accounting and finance teams on pay applications and reconciliations • Help prepare cash flow summaries for internal reporting and investor updates • Maintain clear, organized financial trackers as source-of-truth documentation Project & Construction Support • Assist senior development and construction leadership with schedule tracking and reporting • Coordinate information between consultants, contractors, and internal teams • Support document control for contracts, budgets, invoices, and approvals • Prepare internal summaries and dashboards to support decision-making Systems & Process Support • Help improve and maintain project tracking systems, templates, and workflows • Support implementation of tools related to budgeting, reporting, and project management • Ensure consistency and accuracy across reports shared with leadership and stakeholders Expected Experience: Must-Haves • Bachelor’s degree in construction management/ Civil Engineering/ Quantity Surveying/ Architect or similar. • 2–6 years of experience in one or more of the following: • Project controls • Cost management / quantity surveying • Real Estate / Construction Experience • Strong understanding of budgets, cost tracking, and cash flow fundamentals • Understanding of draw processes, pay applications, and change orders • High attention to detail with strong organizational skills • Ability to manage multiple workstreams in a fast-paced environment • Comfortable working cross-functionally with technical and non-technical stakeholders • Proficiency in Excel Nice-to-Haves • Experience working on real estate development or construction projects • Exposure to accounting or fund administration workflows • Experience with project management or financial software (e.g., Northspyre, Procore, QuickBooks, or similar) • Experience supporting investor or lender reporting
