Responsibilities Are you a hands-on problem solver who takes pride in keeping a community running smoothly? As a Maintenance Technician II, at Country Gardens, in Woodridge, NY, you will play a vital role in ensuring our buildings and grounds are safe, functional, and inviting. You’ll perform a variety of maintenance tasks, from plumbing and electrical repairs to HVAC and carpentry work, all while upholding our high standards for quality and safety. Country Gardens is a 58 unit, multi-family Section 8 property. In this position, you’ll be part of a dedicated team committed to delivering exceptional service to our residents. ESSENTIAL JOB FUNCTIONS: • Complete service requests in a timely manner and interact with residents to ensure their needs are met. • Prepare vacant units to occupancy standards within established time frames. • Inspect property mechanical systems and grounds, addressing safety issues immediately with management. • Conduct advanced routine maintenance tasks, including plumbing, electrical, and carpentry repairs. • Perform cleaning and upkeep of common areas and grounds. • Train and mentor junior maintenance staff as needed. • Inspect property and address maintenance concerns proactively. • Assist in emergency repairs as directed by supervisors and rotate on-call for emergency maintenance. • Maintain an inventory of maintenance supplies and report any shortages. • Other duties as assigned COMPENSATION: $20.00 - $21.50 per hour This range is provided as a general guideline and reflects what we reasonably expect to pay for this role at the time of posting. Actual compensation may vary depending on a variety of factors, including the candidate’s qualifications, geographical location, and the specific responsibilities of the role. In addition to salary, this position may be eligible for performance bonuses and a comprehensive benefits package, including health insurance, retirement plans, and paid time off Qualifications 2+ years of experience in general maintenance or related field. • Basic knowledge of HVAC, plumbing, carpentry, and electrical systems. • Affordable housing experience is a plus. • Must be able to participate in the emergency on-call rotation as needed. • Dedicated to exceeding expectations by providing exceptional service. • Demonstrates accountability and reliability by taking full ownership of projects and outcomes, prioritizing precision and attention to detail, and approaching challenges with grit, resilience, and proactive problem- solving, while continuously engaging in learning and development to enhance performance; fosters collaboration and a resident-centered environment, ensuring empathy, respect, and cross-functional success in all interactions. • Willingness to embrace feedback and continuously improve. • Strong belief in the value of teamwork and collaboration. • Reliable and committed to doing the right thing at all times.
