Position Overview The Transactions Analyst (TA) supports the underwriting, structuring, and closing of historic tax credit (HTC) investments across RDP’s national project portfolio. This role works closely with the Transactions Manager, Chief of Staff, and executive leadership to evaluate development projects, assess financial and compliance risks, and ensure transactions align with investor requirements and regulatory standards. The TA is responsible for building and maintaining underwriting models, coordinating due diligence materials, and supporting transaction execution from initial intake through closing and post-closing compliance. This role provides exposure to all phases of tax credit syndication, including capital structuring, legal documentation, construction and compliance risk analysis, and investor reporting. Key Responsibilities Underwriting & Financial Analysis • Build and maintain financial models for historic rehabilitation projects, including sources and uses, tax credit schedules, partnership cash flow projections, and sensitivity analyses. • Analyze development budgets, operating pro formas, construction timelines, and capital stacks to assess project feasibility and investment risk. Due Diligence & Transaction Support • Coordinate and review due diligence materials, including development agreements, appraisals, environmental reports, construction contracts, and preservation approvals, etc. • Prepare internal investment memoranda, underwriting documentation, and investor-facing materials. Compliance & Risk Management • Assist in evaluating compliance with IRS requirements, State Historic Preservation Office (SHPO) and National Park Service (NPS) standards, and investor disclosure and transaction requirements set forth in offering documents. • Track key compliance milestones, including Part 1/2/3 approvals, placed-in-service timelines, and post-closing reporting obligations. Process & Systems Support • Maintain project data and documentation within RDP’s CRM and internal systems to ensure accuracy, version control, and reporting readiness. • Help maintain standardized underwriting templates, checklists, and reporting tools to improve consistency and efficiency across transactions. Cross-Team Coordination • Communicate with developers, legal counsel, accountants, investors, and internal team members to gather information, resolve issues, and support transaction timelines. • Support closing logistics, document tracking, signature coordination, and organizing deliverables. Qualifications • Bachelor’s degree in Finance, Accounting, Real Estate, or related field. • 1-3 years of experience in real estate finance, underwriting, tax credit investments, development, or transaction support (HTC, LIHTC, NMTC, or similar preferred). • Strong interest in historic tax credits, real estate development, and investment structuring. • Proficiency in financial modeling; familiarity with CRM and document management systems preferred. • Strong written and verbal communication skills, with the ability to work across technical and non-technical team members • High level of organization, attention to detail, and ability to manage multiple active projects.
