Job Summary: Red River Holdings is seeking a reliable and skilled Janitor and light maintenance technician to join our team in Thunder Bay, as a Live-In Caretaker. We are seeking Live-in Caretaker to maintain the cleanliness, safety, and overall appearance of our apartment complex. The Live-in Caretaker will reside on-site and be responsible for a variety of tasks, ensuring a pleasant living environment for our residents. The Candidate will also be responsible for performing a wide range of maintenance and repair tasks to ensure our properties are safe, functional, and well-maintained for our tenants and/or occupants. This role requires a proactive individual with strong problem-solving abilities and a commitment to quality workmanship. This position will cover evenings and weekends. Responsibilities: • General Maintenance & Repairs: Perform routine maintenance and repairs on buildings and grounds, including but not limited to: • Plumbing repairs (e.g., leaky faucets, clogged drains) • Electrical repairs (e.g., replacing light fixtures, outlets) • Carpentry (e.g., minor drywall repairs, door adjustments, cabinet repairs) • Painting and touch-ups • Appliance troubleshooting and minor repairs • Lock and hardware repairs/replacements • Preventative Maintenance: Conduct regular inspections and perform preventative maintenance tasks to identify and address potential issues before they escalate. • Groundskeeping (as needed): Assist with basic groundskeeping tasks such as snow removal, salting, litter pick-up, and minor landscaping. • Unit Turnover: Prepare vacant units for new occupancy, including cleaning, painting, and necessary repairs. • Responding to Service Requests: Address and resolve maintenance requests from tenants or building occupants in a timely and professional manner. • Emergency Response: Be available for occasional after-hours emergency maintenance calls. • Inventory Management: Maintain an organized inventory of tools, equipment, and supplies. • Safety Compliance: Adhere to all safety regulations and procedures. • Communication: Communicate effectively with tenants, property management, and other team members. • Other Duties: Perform other maintenance-related duties as assigned. Qualifications: • Proven experience as a Janitor or similar role (ideally 2+ years). • Strong general knowledge of various maintenance trades (plumbing, electrical, carpentry, painting). • Ability to troubleshoot and diagnose maintenance issues effectively. • Familiarity with common hand and power tools. • Excellent problem-solving and time-management skills. • Strong work ethic and attention to detail. • Ability to work independently and as part of a team. • Excellent communication and interpersonal skills. • Valid driver's license and reliable transportation. • Ability to lift and carry heavy objects. • Willingness to be on-call for emergencies on a rotational basis (if applicable). Preferred Qualifications: • Certification or training in a relevant trade (e.g., plumbing, electrical). • Experience in residential or commercial property maintenance. • Knowledge of local building codes and safety regulations.
