Seeking a property management accountant with strong experience overseeing financial transactions, maintaining accurate records, and ensuring compliance with relevant laws and regulations in the real estate sector. Key Responsibilities • Financial Record Management: Maintain accurate and up-to-date financial records for properties, including tracking income and expenses, processing rent payments, and managing accounts payable and receivable. • Budget Preparation and Analysis: Assist in creating annual budgets for managed properties and perform variance analysis to compare actual performance against budgeted figures. • Financial Reporting: Prepare monthly, quarterly, and annual financial statements, including profit and loss statements, balance sheets, and cash flow statements, to provide insights into the financial health of properties, processing tenant billing, handling security deposit refunds, and ensuring compliance with lease terms. • Tax Compliance: Ensure compliance with tax laws and regulations, preparing necessary tax returns for properties and overseeing the remittance of property taxes. • Audit and Reconciliation: Conduct regular audits and reconciliations of accounts to verify the accuracy of financial data and resolve discrepancies. • Communication and Coordination: Liaise with property managers and corporate personnel to facilitate smooth financial operations and address any financial inquiries. • Financial Analysis: Analyze financial data to provide insights for decision-making regarding property investments, pricing strategies, and capital expenditures.
