Job Overview We are seeking a highly skilled and experienced Senior Building Engineer specializing in Commercial Maintenance and Building Automations. This role is essential for ensuring the optimal operation of a Class A corporate mixed-use campus, focusing on maintaining and improving building systems, including HVAC/R, electrical, and mechanical systems. The ideal candidate will possess a strong background in maintenance, technical troubleshooting and analyzing complex systems and operations as well as customer service. Responsibilities • Inspect and analyze equipment and diagnose issues or malfunctions; make necessary adjustments/repairs to minimize service interruptions and equipment downtime • Provide input to the planning of equipment system maintenance to minimize service interruptions and equipment downtime through reliability centered maintenance practices • Perform corrective and preventive maintenance activities on systems to provide continuous performance of BAS, chillers, HVAC equipment, heat exchangers, plumbing, electrical, Pumps, fire alarm, PIU’s, heat pumps, emergency generators and other building equipment and infrastructure in general • Read and interpret blueprints, drawings, plans, instruction and safety manuals and other work-related documents • Analyze and document root cause of events and lessons learned • Take systems in and out of service in preparation of vendors performing work as needed • Responsible for implementing and administering agreed preventive maintenance program • Maintain appropriate logs, ledgers and data as required or as needed to communicate vital information pertaining to the operations, building systems/equipment, major projects, etc. • Implement training program(s) for the integrated building systems for our management and maintenance teams • Inform and confer with Chief Operating Officer pertaining to facility problems • Keep client and Property Management team informed of the progress and status of all open work orders, projects, and other activities to help ensure adequate use of resources and timely completion of work orders in a cost-effective manner • Familiar with and ensures compliance with OSHA regulations and standards • Interacts professionally with the public, vendors, and staff; maintains effective working relationships and works in cooperation with the site management team to effectively meet client and company objectives • Requisition tools, equipment, and supplies required for operations • Perform general trades work (i.e., plumbing, electrical, carpentry, etc.) in facility as required • Perform routine facility inspections for conformance with operational and safety requirements and standards. Oversee and ensure all building systems (i.e., elevators, HVAC, life safety equipment, etc.) are maintained and in proper code-compliant operation • Ensure excellent customer (tenant) service and timely address any complaints or work orders; follow up to ensure tenant satisfaction • Together with Property Management team, review job requests and work orders daily to determine workload priorities; assign work to staff and monitor progress towards completion • Effectively assist Property Management team with capital improvement projects including meeting with potential contractors, preparing a scope of work for RFP process and supervising contractors during project--ensuring that all alterations are performed in accordance with building standards, local code requirements, ADA compliance and environmental concerns • Work with Property Management team to renew, procure bids, negotiate, and supervise the scope of vendor service contracts and ensure the proper parties respectfully administer these responsibilities in a timely manner • Participate in walk-throughs with leadership to ensure areas are well maintained and presents recommendations for property and/or process improvements • Collaborate with Management in preparation of annual budgets as requested • Assist Property Management team in the facilitation of building life safety drills • Participate in after hours on-call rotation and ensure there is proper response to all emergencies as requested in compliance with contract requirements • Proactively address any building issues with appropriate staff or vendors to run the building in an efficient and Class A fashion • Perform other duties as assigned. Qualifications • Proven experience as building engineer with a focus on campus/multi-building or single, multi-story commercial office building environment • Strong mechanical knowledge with hands-on experience with HVAC, plumbing, electrical and mechanical equipment • Experience using different building automation platforms (preferably Ecostruxure, Metasys, Reliable Controls, Desigo, TIBA/SmartPark) • Excellent analysis skills to diagnose and troubleshoot problems quickly and accurately • Basic proficiency in MS software and CMMS software • Proficiency in English is required for effective communication within the team and with clients.
