Point B Properties is a boutique real estate development firm in Chicago. Our Principal is the "Architect of Value"—focused on vision, acquisitions, and capital. We are hiring a Construction Project Manager to serve as the operational backbone. We don’t need a passive administrator; we need a "System Builder" with a "Bulldog" mentality. You will be the one negotiating with General Contractors, spotting bottlenecks before they happen, and ensuring the business runs without the Principal's daily intervention. The "Crisis" (Your First Assignment) You will be dropping into a live "rescue mission" on a gut-renovation project. The previous GC is out, inspections are pending, and a new team needs to be onboarded. You must be comfortable stepping into chaos and creating order immediately. Key Responsibilities: • Construction Oversight: Manage the "Critical Path." Coordinate materials, inspections, and subcontractor hand-offs. You enforce timelines and budgets relentlessly. • Property Operations: Serve as the primary point of contact for tenant maintenance and turnover. You solve the problem first, then report the solution. • Procurement: Source materials (Lumber, MEPs, Finishes) and ensure "just-in-time" delivery to prevent delays. • System Building: We use Asana and Podio. You will also have full access to Gemini Pro (via our Google Workspace) to automate workflows and refine our Standard Operating Procedures (SOPs). Who You Are: • Construction Fluent: You know the difference between "Rough" and "Trim." You know what a Lien Waiver is. • High Conscientiousness: You obsess over details. If a permit is expiring, you know it 2 weeks in advance. • Tech Savvy: You are an expert in Asana (or similar tools) and comfortable using AI tools like Gemini to speed up workflows. • Thick Skinned: You prioritize "Respect" over "Being Liked" when dealing with contractors. Requirements: • 2+ years experience in Construction Management, Real Estate Operations, or as an Owner’s Rep. • MUST be available during US Central Time business hours (CST). • Native or Bilingual proficiency in English.
