Maintenance Technician Classification: Non- Exempt Reports to: Director of Facilities Job Description Summary/Objective The Maintenance Technician plays an important role in ensuring the safety and operational efficiency of the Peace Village community and campus. This position is responsible for the repair and maintenance of the facility’s mechanical, plumbing, electrical, structural, and fire protection systems. The ideal candidate will have strong technical skills, including a high aptitude for troubleshooting and problem-solving, along with a commitment to outstanding customer service. Essential Functions Reasonable accommodations may be made to enable individuals with disabilities to perform the essential functions. • Complete Repairs and Maintenance: Troubleshoot, diagnose, and perform repairs on facility systems, including electrical, plumbing, HVAC, and structural components. Maintain equipment logs and maintenance records as required. • Preventative Maintenance: Execute preventative maintenance schedules, including testing and inspecting equipment, identifying potential issues, and making necessary adjustments to ensure efficient and safe operation. • Respond to Service Requests: Address maintenance requests from residents and staff promptly and professionally, providing assistance with a wide range of repair needs, including lighting, plumbing, and electrical troubleshooting. • Building Inspections: Conduct regular inspections of the facility’s physical structure, systems, and grounds. Identify and address potential hazards or maintenance needs proactively. • Assist with Facility Improvements: Support other maintenance staff and assist with renovations, upgrades, and improvements to resident areas, common spaces, and office areas as assigned. • Equipment Operation and Safety Compliance: Safely operate various tools and equipment, including drills, saws, plumbing tools, and HVAC diagnostic devices. Follow established safety procedures and guidelines for equipment use and maintenance. • Assist in Emergency Situations: Participate in emergency response actions, such as power outages or water leaks, to minimize disruption and ensure safety. Maintain familiarity with facility emergency protocols. • Inventory and Supply Management: Track inventory of maintenance supplies and tools, notifying supervisor of needs or shortages to ensure stock levels are adequate for daily tasks and emergencies. • Maintain Clean and Safe Work Areas: Keep work areas clean and organized, disposing of waste and hazardous materials safely according to facility standards and regulations. • Provide Exceptional Customer Service: Interact with residents, visitors, and staff in a respectful and courteous manner, addressing concerns and requests professionally and efficiently. • Documentation and Reporting: Accurately document all work performed, including parts used, time spent, and any follow-up required. Generate reports as needed for maintenance logs and compliance checks. • Team Support: Provide assistance as assigned to other maintenance staff and collaborate effectively to achieve departmental goals. Competencies • Technical Skills: Strong understanding of construction types, maintenance protocols, and HVAC. • Hands-On Repair Skills: Proficiency in plumbing repairs (e.g., copper pipe sweating), electrical wiring, and reading schematics. • Communication: Effective written and verbal communication, proactive updates, documentation, and responsiveness. • Organizational Skills: Efficient in managing work orders and maintenance schedules to maintain completion rates and timeframes. • Teamwork and Collaboration: Positive orientation toward team projects and support of all departments of Peace Village. • Time Management: Skilled in prioritizing tasks to meet deadlines as directed. • Professionalism: Upholds professional behavior with all staff, residents, and visitors. • Customer Service: Committed to delivering respectful and responsive service to the Peace Village community. • Technology Skills: Familiarity with computer programs for documentation and work order management. Supervisory Responsibility This position has no direct staff supervisor responsibilities. Work Environment This position operates both indoor and outdoor in various weather conditions. Physical Demands While performing the duties of this job, the employee is regularly required to talk, see, and hear. Frequent activities include standing, walking, using hands, reaching, bending, squatting, crawling, use of ladders, and kneeling. The employee must frequently lift or move objects up to 35 pounds and occasionally up to 75 pounds. Position Type and Expected Hours of Work This is a full-time position and occasionally works beyond regular working hours as necessary or for staffing coverage, including weekends. This position is involved with residents, families, visitors, staff, etc., under all circumstances and conditions. Specific shift days and working hours are determined by the department supervisor and an on-call rotation is required. Travel Travel is not required for this position.
