PCS HOME GROUP Property Manager Job Summary We are looking for a responsible licensed real estate agent to maintain property rentals by overseeing the maintenance and upkeep of properties for homeowners. Duties of the property manager include maintaining and securing rentals for PCS Home Group. About Us Our company is formed with military spouses and veterans who are knowledgeable about the PCS (moving) process while providing quality service to our service members, their families, and clients! We understand what it is like to stand in our clients’ shoes. Relocating several times -- buying and selling houses of our own -- has afforded us a sensitivity towards our clients’ journey. Location Lacey, WA JBLM - Joint Base Lewis McCord - Washington State Property Manager Traits • Organized • Able to create and follow systems • Tech savvy • Communicative • Detail oriented • Maintain vendor relationships • Ability to prioritize • Positive attitude • Problem solver • Responsiveness Property Manager Responsibilities Responsibilities include, but are not limited to: • Oversee all aspects of the administration of the property management. • Assist with managing business email account(s) by creating, replying, and forwarding emails to homeowners/tenants. Also, will include deleting emails and keeping the email account(s) organized. • Advertising rental property vacancies as well as property management services. • Negotiating and enforcing leases, as well as homeowner agreements. • Collecting rent and other property fees from tenants and individual owners. • Meeting potential tenants, showing them the property and assessing their applications in accordance with anti-discrimination laws. • Inspecting properties and arranging for repairs for maintenance requests. • Create & manage PCS Home Group’s systems and customer relationship management (CRM) for homeowners and tenants. • Create and distribute social media graphics/content to the business page (FB, Instagram, Google Business page, etc) and/or in regards to rental property transactions within PCS Home Group. • Interact on PCS Home Group social media pages with individual comments and messaging. • Manage & update rentals on websites. • Coordinate all client & vendor appreciation events. • Establishing policies & procedures that promote company culture and vision. • Designing & implementing business operations systems & processes. • Maintaining relationships with maintenance, trash removal, landscaping, securing and other ongoing services. Qualifications and Skills • Must have a Washington State Real Estate License • Excellent verbal and written communication skills. • Proficiency with commonly used business software applications and systems, such as Buildium. • Working knowledge of social media for monitoring and advertising purposes. • Graphic design or Canva experience preferred to create advertisements. • People-oriented, dedicated to customer service, extremely organized and attentive to detail to ensure applications are accurate and tenants issues/questions are adequately addressed. • Ability to think and act independently, anticipate needs, and move work forward with minimal supervision. • Organizational skills including the ability to prioritize workload to meet deadlines. • Must have a valid driver license and personal vehicle. • Must have personal computer and internet connection. • Upbeat positive attitude. • Ability to multitask and perform under pressure. • Knowledge of rental contracts, RCW/WACs and anti-discrimination laws Compensation This will begin as a contract job, with unlimited growth potential for the right person.
