Job Summary The Project Manager - Development and Compliance Support is vital in ensuring the disciplined execution of site-level projects, home infill efforts, and light development initiatives across our diverse portfolio. This highly compliance-oriented position collaborates with Operations, Asset Management, and Development teams to guarantee that all projects are accurately defined, approved, documented, and executed per regulatory standards and company goals. This role includes oversight of select utility-related activities while primarily focusing on project management, compliance risk mitigation, vendor management, and operational assistance for home infill, redevelopment, and capital improvement projects. Note: This position requires hands-on management and frequent travel to various properties nationwide, approximately once a month. Compensation: • Annual Salary: $65,000 - $85,000 • Bonus Opportunities • 401(k) Plan • $525 monthly medical benefit stipend • Dental Insurance • Vision Insurance • Life, Hospital & Critical Illness Benefits available • Pet Insurance • Holiday Pay • Paid Time Off (PTO) • Work/Home Life Balance • Opportunities for Career Advancement • Flexible Work Schedule Key Responsibilities: Project Management & Infill Support • Lead site-level initiatives, including home infill, renovations, demolitions, light development, and infrastructure improvements. • Oversee the planning, sequencing, and execution of home infill projects, coordinating vendor scheduling, inspections, and project closure. • Collaborate with Operations and Asset Management to ensure all projects are well-defined, budgeted, approved, and tracked effectively. • Maintain comprehensive project documentation, timelines, and status updates to facilitate accountability and transparency. • Assist with due diligence for acquisitions by evaluating site conditions, infrastructure, and redevelopment opportunities. Compliance & Risk Management • Ensure all projects comply with federal, state, and local regulations, including necessary permits, inspections, and requirements. • Organize documentation for all permits, approvals, inspections, and compliance records. • Identify and raise potential compliance risks early, recommending mitigation strategies to Operations leadership. • Monitor regulatory changes impacting development and site improvements, supporting adjustments to internal processes. Vendor Coordination & Oversight • Source, vet, and manage licensed vendors and contractors (e.g., general contractors, electricians, plumbers, excavators) to support project execution. • Ensure vendors meet all contractual obligations, scope requirements, and safety standards. • Facilitate vendor scheduling, progress monitoring, and problem resolution in partnership with site teams and regional management. Utility & Infrastructure Support • Provide oversight for utility-related initiatives concurrent with infill or development efforts (e.g., meter installations, infrastructure upgrades). • Assist with utility planning and documentation for new acquisitions and redevelopment projects as needed. • Support utility audits and data accuracy, collaborating with Operations and Finance teams. Cross-Functional Collaboration • Serve as a liaison between Operations, Asset Management, Development, Compliance, and Finance to facilitate effective project execution. • Provide operational insights and support to leadership for prioritizing initiatives and resource allocation. Qualifications Required Qualifications • Minimum 3 years of experience in project management, operations, compliance, or construction within real estate or related sectors. • Proven ability to manage site-level projects from inception to completion, including scope definition, timelines, and vendor management. • Strong knowledge of regulatory compliance, permitting processes, inspections, and contractor requirements. • Demonstrated experience in coordinating licensed vendors and contractors while ensuring contract compliance and safety. • Highly organized with exceptional attention to detail and ability to manage multiple projects concurrently. • Ability to work cross-functionally with various teams effectively. • Proficient in project management tools and operational platforms (e.g., Monday.com, Rent Manager). Preferred Qualifications • Experience in home infill, redevelopment, or light development projects, particularly in manufactured housing or multifamily sectors. • Knowledge of acquisition due diligence processes, including site assessments and infrastructure reviews. • Familiarity with utilities and infrastructure projects that relate to development or infill. • Background in managing fast-paced or complex portfolios with multiple stakeholders. • Bachelor's degree in relevant fields preferred; equivalent experience accepted. • Project Management certification (PMP, CAPM) is desirable but not essential.
