Director / Senior Manager, Overhead Door & Dock Leveler Division for LeoObjective: Lead the launch and growth of a new Overhead Door & Dock Leveler division within Leo Facilities Maintenance. This individual will lead a ground-up build of this new capability in our organization - hiring a team, standing up operations, driving strategy, developing customer relationships, and delivering profitability within 18 months. Location: Dallas–Fort Worth, TX (strong preference) Overview: We are establishing a new business line focused on overhead door and dock leveler installation, repair, and maintenance. The Director / Senior Manager will be responsible for strategy, operations, and growth of this new service line. The leader will leverage existing company infrastructure (finance, HR, dispatch, CRM, etc.) and a robust customer base while building a new operational capability. This is a hands-on leadership role for a proven operator who knows the trade, understands the customer base, and can recruit, lead, and inspire a skilled team. Key Responsibilities: • Build and lead the new Overhead Door & Dock Leveler division from inception to profitability. • Hire, train, and manage account/service coordinators and support staff, as well as technicians and field managers (employees or vendors). • Establish vendor relationships, equipment sourcing, and standard operating procedures. • Drive business development through existing relationships, targeted outreach, cross-sell/up-sell of company customer base, and partnerships. • Ensure operational excellence, safety, quality, and compliance across all projects. • Manage financial performance to achieve a positive ROI within 18 months. • Collaborate with leadership to integrate systems into existing company operations. Ideal Background: • 10+ years in facility maintenance, commercial door, or dock leveler operations. • Proven experience launching or scaling a service division or branch P&L. • Strong trade and technical understanding of overhead doors, dock equipment, and related hardware. • Network of service coordinators, technicians, foremen, and/or customers. • Demonstrated ability to hire, manage, and develop teams. • Customer-focused mindset with experience serving multi-site commercial or industrial accounts. Key Attributes: • Entrepreneurial, self-starter mentality - comfortable building from zero. • Hands-on operator who knows the trade but can also lead strategically. • Strong communicator and team builder. • Financially minded, with a track record of driving profitable growth. • Credibility in the market - trusted by customers, suppliers, and technicians alike. Target Candidate Pool: Leaders from top regional or national overhead door or dock leveler service companies (e.g., Duraserv, DH Pace, Miner, ASSA ABLOY Entrance Systems, Overhead Door Company, etc.). Regional general managers, service directors, or operations managers with strong networks. Entrepreneurial trade leaders who have successfully built or scaled service divisions and want a platform with capital and infrastructure to grow.
