MI (Remote, but local for Events) Compensation: $90,000 - $110,000 Base + Benefits Employment Type: Full-Time Position Summary The Demand Generation Marketing Manager is the growth engine of Offer Now Michigan. In this role, you will own the entire top-of-funnel lifecycle—from allocating our $600,000 annual marketing budget to ensuring those dollars convert into signed contracts. You will serve as the central hub between Leadership, Acquisitions, and Dispositions, ensuring our marketing efforts align with revenue goals. We are not looking for someone to manage vanity metrics; we are looking for a data-driven marketer who can drive lead quality, optimize cost-per-contract, and build scalable systems that fuel our acquisitions team. Core Responsibilities • Own the Marketing Budget: Actively own & manage all paid and organic channels (PPC, Direct Mail, SMS, Social). Deploy, test, scale, or cut spend based on strict ROI performance. • Lead Flow & Funnel Optimization: Ensure a consistent flow of inbound seller leads. Monitor lead quality, response times, and conversion rates. From First touch to a signed contract. • Campaign & Asset Management: Oversee the creation and organization of all marketing assets (ads, landing pages, mailers, drip campaigns). Continuously test, analyze, and optimize campaigns to reduce CPL and cost per deal • Seller & Buyer Marketing: Execute dual-sided marketing strategies: compelling copy to attract motivated sellers, and engagement strategies to keep our cash buyer pool active. • Events & Market Exposure: Identify new acquisition channels & growth opportunities in the Michigan Market. Plan and execute local events and strategic partnerships to increase brand visibility in the local investment community. • Performance Tracking: Maintain real-time dashboards (CRM integration) to give leadership clear visibility into lead sources, volume, and Cost Per Acquisition (CPA), including leads, conversion rates, CPL, ROI, and funnel health Who You Are • Data-Driven: You don't guess; you test. You are comfortable owning a P&L for marketing spend and can explain exactly where our money is going and what it is returning. • A "Full Stack" Marketer: You understand the mechanics of lead generation (SEO/PPC), the psychology of copywriting (Direct Response), and the operations of a CRM. • A System Builder: You prefer clean documentation and repeatable processes over chaotic, one-off campaigns. • Collaborative: You can work closely with a hungry sales team to improve lead quality without pointing fingers. Qualifications • 3+ years of experience in Demand Generation, Growth Marketing, or Performance Marketing. • Proven experience managing a monthly ad spend of $25k+. • Strong copywriting skills (Direct Response focus). • Experience with Real Estate, Wholesaling, or high-velocity sales environments is a strong plus. • Proficiency in CRM management and marketing automation tools.
