The Integrated Project Lead is responsible for supporting the successful delivery of real estate development projects by coordinating the work of internal teams, external consultants, and construction partners. This role plays a key part in keeping projects organized, aligned, and moving forward across design, procurement, and construction. The Integrated Project Lead works closely with New + Found’s senior development, design, and construction leadership to help ensure projects are executed in accordance with approved scope, budget, schedule, and quality standards. This role supports both internal development efforts and third-party owner’s representation and program management assignments. Success in this role requires strong organizational skills, attention to detail, and the ability to communicate effectively with multiple stakeholders. The position is primarily focused on execution, coordination, and follow-through, with opportunities to grow into more responsibility over time. Key Responsibilities: Project Leadership & Delivery • Lead real estate projects from programming through construction close-out, across both internal and third-party developments • Serve as the single point of coordination across design, construction, development, investments, and operations • Ensure projects meet design intent, cost targets, schedules, and contractual obligations Consultant & Contractor Management • Coordinate and manage architects, engineers, contractors, specialty consultants, and permitting authorities • Lead the production of drawings, specifications, consultant deliverables, bid packages, and construction documents • Manage procurement of professional services and construction, including RFPs, contracts, negotiations, and administration Financial & Schedule Control • Own project budgets and schedules, including cost forecasting, cash flow tracking, and variance analysis • Review and validate pay applications, change orders, draw requests, and budget adjustments • Maintain project dashboards and reporting for leadership and investment partners Risk, Quality & Constructability • Identify and resolve risks related to design, cost, constructability, procurement, permitting, and schedule • Lead value-engineering efforts to preserve design and financial performance • Partner with construction teams to ensure quality, safety, and contractual compliance Governance, Communication & Close-Out • Lead recurring project meetings; track decisions, responsibilities, and approvals • Manage turnover, punch lists, commissioning, close-out documentation, and handoff to operations • Represent New + Found with professionalism, credibility, and relationship-driven leadership Business Support (Limited) • Occasionally support proposals, interviews, and presentations for new development or client opportunities Qualifications: • 5-7 years of professional experience in architecture, construction, design-build, owner’s representation, or real estate development project delivery. • Bachelor’s degree or higher in Construction Management, Architecture, Engineering, Urban Planning, or a related field. • Proven track record of managing projects from design through construction completion; adaptive reuse experience is a plus. Healthcare and retail market real estate knowledge is a plus. • Proven abilities to balance competing priorities, negotiate solutions, and drive accountability without sacrificing relationships. • Demonstrated ability to manage and successfully deliver projects within approved budgets, including partnership with internal SMEs on cost forecasting, value engineering, and financial accountability throughout the project lifecycle. • Comfortable working in a fast-paced entrepreneurial environment with high expectations and a high ceiling for growth. • Strong verbal, written, and visual communication skills. • Highly organized and disciplined in planning, documentation, and follow-through. • Viewed internally and externally as a positive, proactive team leader that supports the success of all parties. Supervisory Responsibility: This position has no supervisory responsibilities. Work Environment This job operates in a professional, in-office environment. This role routinely uses standard office equipment such as computers, phones, photocopiers. Physical Demands This position requires no minimum ability to lift, bend or stand. Position Type and Expected Hours of Work This is a full-time position. Days and hours of work vary. Travel Moderate travel is expected for this position.
