About This Role As a Site Preparation Project Manager, your role is responsible for managing and coordinating all construction activities during the Demolition, Excavation, Foundation Installation, and Backfill phases across various home tiers within MN Custom Homes' construction projects. You will ensure that projects are completed on schedule, within budget, and with quality workmanship that meets original plans and specifications. You will lead field personnel and uphold MN’s high standards of quality, safety, and efficiency, ensuring smooth operations during critical phases of site preparation. This is an opportunity for a strong leader with a passion for delivering excellence in home construction to play a pivotal role in shaping the future of our projects. On a Given Day, Your Work Might Include • Plans, coordinates, organizes, and oversees all construction activities during the Demolition, Excavation, Foundation Installation, and Backfill phases of MN Custom Homes projects. • Ensures MN safety standards and guidelines are followed on the job site, promote safe work practices, and address job site hazards immediately. • Maintains organized, clean job sites and encourage safe work environments. • Monitors adherence to project budgets and schedules and make necessary adjustments to ensure goals are met. • Conducts daily site visits to assess progress, collaborate with stakeholders, and resolve issues as necessary. • Orders materials and schedule inspections as needed throughout the project phases. • Reviews blueprints and shop drawings to effectively direct subcontractors and field teams. • Maintains positive relationships with clients, contractors, suppliers, local authorities, and team members. • Collaborates with subcontractors to resolve work procedures, complaints, and construction challenges. • Prepares, schedules, and oversees the completion of punch lists. • Ensures adherence to MN’s standard work processes and take ownership of improvement opportunities. • Models and reinforces actions and behaviors consistent with MN’s values, mission, and culture. • Interfaces professionally with all internal and external stakeholders. • Performs other duties as necessary or assigned. Preferred Qualifications • Strong knowledge of construction sequencing, methods, and code requirements. • Ability to walk a job site and accurately assess safety, quality, and productivity standards. • Proficiency in reviewing and interpreting engineering, architectural, and construction drawings. • Excellent interpersonal, relationship-building, and written and verbal communication skills. • Strong willingness to assist and collaborate with team members. • Ability to effectively prioritize tasks in a fast-paced environment. • Ability to meet deadlines and make quick, rational decisions under pressure. • Proficient with Microsoft Office Suite (Excel, Word, Outlook, PowerPoint). Experience with Salesforce a plus. • Strong attention to detail and organizational skills. • Ability to self-direct and work independently. • Familiarity with MN processes and standards. • Some fluency with Spanish (read/write/speak) is preferred. What You Bring to MN Custom Homes • High school diploma, GED or equivalent required. • 4+ years of on-site Supervisory experience in construction. • 3+ years of experience in Demolition, Excavation, and Foundation Installation phases (hands-on or supervisory). • Hands-on residential construction experience in some capacity is strongly preferred. • Experience using scheduling software is a plus. Working Environment & Physical Requirements • This position requires use of a computer, including keyboard functions, hand and finger movement, and visual acuity of 20 inches or fewer on a daily basis. • Ability to lift up to 40 pounds on occasion with or without accommodation. • Performance of the required duties will require physical ability to climb permanent and temporary stairs and ladders; role will also be required to traverse uneven or unfinished surfaces, and inspect all areas of a jobsite in all types of weather; may include positioning oneself in various ways to inspect confined or difficult to reach spaces or areas. • Must be able to work in office Monday – Friday, within core business hours of 8AM-5PM Travel & Vehicle Requirements • Regular travel between job sites and/or the office is required • Valid WA State Driver’s License • Acceptable driving record & proof of vehicle insurance. Per home performance bonuses are available in this role and vary based on individual performance as well as lot and home variables. The base salary range represents the anticipated low and high end of the salary range for this position. Individual placement within a salary range will vary based upon factors including but not limited to candidate experience, knowledge, individual, skills, and organizational performance.
