📍 [Location/Remote] 💼 Full-time | Real Estate - Mobile Home Parks 💰 $60K - $85K Base + Performance Commission + Equity Reinvestment Option About MHP Team MHP Team is a mobile home park operator with a reputation for operational excellence and a track record of successful turnarounds. We don't just buy assets; we maximize their potential through proven systems and a dedicated team. With capital ready to deploy, we are scaling our portfolio and looking for a dedicated Acquisition Director to lead the hunt for our next properties. The Opportunity We are looking for an experienced, self-starting Acquisition Director to source and close $15M+ in new revenue over the next 3 years. This is not a role for a "paper pusher" or a generalist. We need a specialist who understands the nuances of the MHP asset class, can underwrite a deal on the fly, and knows how to turn a cold lead into a closed PSA. You will have the support of our capital and our operational engine. Your mission is to find the "diamonds in the rough" that fit our criteria and navigate the complexities of MHP transactions from first contact to close. What You’ll Own • Pipeline Generation: Proactively source opportunities through our existing database, broker relationships, and—most importantly—direct owner outreach and cold-calling. • Rapid Underwriting: Quickly assess cash flow fundamentals and upside potential; you must be able to distinguish a "dud" from a high-value opportunity within minutes, not days. • Relationship Management: Establish long-term trust with "mom and pop" owners, moving them from "not for sale" to a successful closing. • Deal Negotiation: Lead negotiations with empathy and creativity, utilizing seller financing and other structures to get deals across the finish line. • Due Diligence Coordination: Partner with our operations team to ensure the "upside" identified during underwriting is realistic and achievable. Who You Are • The MHP Expert: You have deep, specific experience in the Mobile Home Park asset class. You understand park-owned homes vs. tenant-owned, utility configurations, and local zoning nuances. • The Hunter: You are comfortable with cold-calling and direct outreach. You don’t wait for a broker to send a blast email; you create your own deal flow. • Independent & Decisive: You can operate with minimal supervision, managing your own calendar and pipeline while making sound investment recommendations. • The Closer: You have a proven track record of sourcing and closing real estate acquisitions (MHP experience is an absolute must). Required Qualifications • Mobile Home Park Experience: 3+ years specifically within the MHP acquisition space. • Underwriting Mastery: Ability to model complex cash flow scenarios and identify value-add opportunities quickly. • Sourcing Ability: Demonstrated success in both broker-led and off-market/direct-to-owner acquisitions. • Negotiation Skills: Experience with creative deal structuring and seller financing. What Success Looks Like • 30 Days: First signed LOI submitted. • 60 Days: First PSA executed and two active opportunities in the pipeline. • 90 Days: Two additional signed LOIs and a consistent rhythm of outreach. • Annual: $5M+ in new revenue from closed acquisitions. Compensation Structure • Base Salary: $60,000 – $85,000 (commensurate with experience). • Acquisition Commission: 1% of the purchase price on each closed deal. • Equity Reinvestment: Option to convert commissions into equity stakes in your acquisitions for long-term cash flow and appreciation.
