About This Role Lincoln Avenue Communities is seeking a driven Portfolio Management Analyst to support our affordable housing operations and help advance the strategic performance of our real estate portfolio. This entry-level role is ideal for someone who thrives in a fast-paced, mission-driven environment and is eager to build deep expertise in affordable housing finance, project management, and asset strategy. This position is based in our New York City regional office on a hybrid schedule (minimum 3 days per week in-office), and reports to a Senior Associate. This role offers the opportunity to earn commission in addition to base salary. What You’ll Do Project & Contract Management Support the administration of affordable housing project workflows, including preparation and tracking of Project-Based Voucher (PBV) contracts, annual HAP contract renewals, and Requests for Proposals (RFPs). Assist internal teams and external partners by gathering documentation, updating trackers, and ensuring all project milestones and submissions are completed accurately and on time. Stakeholder Communication Serve as the liaison between Asset Management and property management, providing guidance on opportunities to increase Section 8 rents (Housing Choice Voucher and Project-Based Section 8). Provide review, analysis and oversight into necessary paperwork that needs to be submitted by the onsite management team. Occasionally complete paperwork on your own when there are staffing shortages at properties. Rent Roll Oversight Maintain and manage rent rolls using corporate software systems, ensuring data accuracy and alignment with program guidelines. Collaborate with property managers, asset managers, and housing authorities to resolve any rent discrepancies. Renewal & Rent Adjustment Strategy Assist in the renewal process for Section 8 contracts, leveraging tools like Mark-Up-To-Market analysis, Operating Cost Adjustment Factors (OCAF), and Payment Standard adjustments. Reporting & Analytics Generate and distribute recurring and ad hoc reports related to affordable housing operations and Section 8 subsidies. Ensure timely delivery of reports to stakeholders and resolve any technical or data issues impacting reporting. Your Education and Experience Bachelor's degree in Finance, Real Estate, Economics, or a related field. Strong analytical and financial modeling skills. Excellent written and verbal communication skills. Proficiency in Microsoft Excel; experience with property management or financial software is a plus. What We Offer The expected base salary for the role is $75,000 with the opportunity to earn commission. The base salary is subject to change. To determine starting pay we carefully consider a variety of factors, including primary work location and an evaluation of a candidate’s skills, experience, market demands, and internal parity.
