OVERVIEW Working with Landmark Houston Hospitality Group under the parent company of Cognizant Management Solutions, this position will collaborate with stakeholders and colleagues to oversee exceptional restaurant openings and healthcare building projects on time and on budget, while effectively managing owner expectations throughout the journey. We are seeking a candidate with extensive experience as a Restaurant Project Manager in ground-up Restaurant Construction projects, with specialization in casual dining fast-paced projects, including renovations and open store remodels. This candidate will be versatile and have experience in Construction Management successfully managing and leading projects from inception to completion, ensuring the highest quality delivery within agreed timelines and budgets. The ideal candidate for the role will be an innovative, collaborative, and progressive leader with exceptional business acumen and the ability to translate business challenges into actionable solutions in a highly complex, rapidly evolving environment. This candidate has the ability to manage several projects simultaneously, timely and effectively. DUTIES AND RESPONSIBILITIES • Responsible for restaurant new builds and refurbish from start to finish. • Ability to control costs by negotiating costs throughout the project to avoid budget overruns, optimizing resource allocations to manage costs and performing risk assessments to forecast potential costs impacts and mitigating these events. • Proven technical skills to support construction and engineering. • Collaborate with engineers, architects, and key team members to ensure that project specifications are met. • Plan, create, and maintain all critical path scheduling to ensure deadlines and project deliverables are met. • Review all drawings and specs thoroughly and in a timely manner, ensuring that any design deficiencies and unclear details are discussed and resolved. • Must be fully proficient in AutoCAD • Conduct regular site visits to check and monitor progress and quality standards. • Proven ability to resolve scope deviations from client, vendor, or contractor. • Ability to analyze financial information such as budgets, expenditures, cost and milestone forecasting, and overall project financial health. • Manage project closeout process including punch list completion, final photos, & closeout submission • Able to help, teach and join in on the work when needed. • Lead and motivate in office interior designer & project teams, fostering a culture of collaboration and empowering individuals to achieve their best performance. • Implementing robust quality control measures to ensure project deliverables meet the highest standards and client expectations. • Provide routine building maintenance, repair, or replacement of all mechanical, electrical, and equipment for the Corporate building. • Ensure Corporate building is kept in good repair by checking, servicing, and performing preventative work as required. • Travel between multiple job sites and manage work loads of individual projects. • Works with permitting, as necessary. • Promoting and maintaining high quality control and safety standards on all projects • Demonstrates the spirit of the philosophy, mission, and values of the hospital and restaurants through words and actions and implements them into departmental processes, programs, and the working environment. • Applies the principles and values of customer service and continuous quality improvement while performing day to day activities of the position. • Maintains and protects confidentiality when working at hospital and on hospital projects regarding all aspects of patient care, personnel, and strategic issues. Adheres to Confidentiality Policy. REQUIREMENTS (no new students) • Must have Minimum of three (3) years Restaurant Construction Project Management Experience. • Working knowledge with permitting blueprints required. • Minimum 3-5 years proven experience in construction project management. • Minimum 3-5 years’ experience reading CAD drawings. Must be fully proficient in AutoCAD • A degree in Construction Management, Project Management, Architect, or a related field. • 6 Years relevant restaurant construction management experience will be considered in lieu of education. • PMP preferred • Available to travel out-of-town in Texas • Strong knowledge of construction estimating and project coordination techniques. • Proficiency in reading blueprints, schematics, and technical drawings. • Familiarity with construction management software tools is preferred. • Excellent time management skills with the ability to prioritize tasks effectively. • Physical mobility required, and on occasion lifting up to 25 pounds. EDUCATION • A degree in Construction Management, Project Management, Architect, or a related field. CERTIFICATION, LICENSURE • PMP preferred. • CAD KNOWLEDGE SKILLS & ABILITIES • Excellent organizational skills. Excellent writing and composition skills. Basic knowledge of software programs related to construction management. • Good reading comprehension for technical documents, maintenance manuals, blueprints, and procedure manuals. • Must be fully proficient in AutoCAD ___________________________________________________________________________________________________________________________________ PHYSICAL REQUIREMENTS • Position regularly requires use of hands to finger, handle, or feel; reach with hands and arms; talk or hear; and taste or smell. • Occasionally required to stand; walk; sit; climb or balance; and stoop, kneel, crouch, or crawl. Frequently lifts and/or moves up to fifty (50) pounds and occasionally lifts and/or moves up to twenty-five (25) pounds. • Specific vision abilities required include close vision, distance vision, color vision, peripheral vision, and depth perception. WORKING CONDITIONS / ENVIRONMENTAL EXPOSURES • May be exposed to some compounds which have been classified as ‘hazardous’ by OSHA. Hazards are minimal if safety precautions are utilized. • This position may occasionally require the use of personal protective equipment during various tasks/activities. Personal protective equipment includes, but is not limited to gloves, masks, safety glasses and gowns.
