Position Summary KIRCO MANIX Construction (KMC) is seeking an experienced Project Superintendent to serve as the primary on-site leader for commercial construction projects. This role represents KMC in the field and is responsible for coordinating all on-site activities, partners, and stakeholders—including Owners, Designers, Subcontractors, Inspectors, and Consultants—to deliver outstanding projects that meet or exceed expectations for quality, schedule, and budget. The ideal candidate is a strong field leader with deep construction knowledge, exceptional communication skills, and a commitment to safety, craftsmanship, and collaboration. Key Responsibilities Pre-Construction • Partner with the Project Manager, Owner, and design team to support due diligence, design development, permitting, and entitlement efforts • Provide constructability input on project budgets, general conditions, and master schedules with a focus on efficiency, safety, and quality • Plan site organization, logistics, and setup including temporary utilities, field offices, and company-standard signage • Coordinate site layout, benchmarks, and control lines to ensure accuracy and readiness for construction Construction • Lead all on-site construction activities to ensure safe, efficient, and high-quality execution consistent with KMC standards • Serve as the primary on-site point of contact for field communication with subcontractors, consultants, and internal teams • Maintain full knowledge of plans, specifications, subcontracts, and change orders to ensure contract compliance • Oversee daily field documentation in Procore, including logs, RFIs, progress photos, and safety observations • Enforce and model KMC safety standards; proactively identify and immediately address unsafe conditions • Lead regular site meetings to review progress, schedules, and subcontractor performance • Collaborate with Project Management and Accounting teams to support subcontractor invoicing, draws, and cost control • Resolve on-site conflicts in a timely, solutions-oriented manner to protect schedule, budget, and quality • Manage punch list and project closeout activities, ensuring thorough documentation and owner satisfaction Qualifications • Bachelor’s degree in Construction Management, Architecture, Engineering, or a related field; equivalent field experience may be considered • 10–15 years of experience overseeing commercial construction projects, including sitework, office, light industrial, and retail developments • Strong understanding of construction methods, site development, and real estate development processes • Proven leadership skills with the ability to build positive, collaborative relationships • Excellent verbal and written communication skills • Proficiency with construction and project management software including Procore, Microsoft Project, and Yardi • Experience interpreting plans, specifications, and contract documents • Procore certification preferred or willingness to obtain upon hire Key Attributes for Success • Relationship builder and team-oriented leader • Strong problem-solving and decision-making skills • Detail-oriented with a focus on quality and execution • Passion for excellence and craftsmanship • Adaptable, proactive, and solutions-driven • Aligned with KIRCO’s Founding Principles and values Physical Requirements • Ability to walk large construction sites continuously • Frequent stooping, kneeling, crouching, crawling, climbing, and balancing • Ability to sit for extended periods as needed • Regularly lift up to 10 pounds; frequently lift up to 50 pounds; occasionally lift more than 100 pounds Company DescriptionAs a family business, KIRCO takes great pride in our award-winning heritage, extending back four decades.
