The Maintenance Technician is responsible to maintain the day-to-day operations and maintaining the physical asset of the property under direction of the Property Manager. The ideal candidate will be successful if they can troubleshoot and solve mechanical issues while keeping the property operating smoothly according to safety standards and ensuring the timely and accurate fulfillment of all service requests and repairs. Apply maintenance skills and customer service skills to ensure all physical aspects of the property meet all company-established standards and applicable laws. Work may be performed independently or as part of the maintenance team.  This position operates within and contributes to an environment with Fair Housing laws and Equal Employment Opportunity. Responsibilities • Electrical, plumbing, carpentry, masonry, and painting • Troubleshoot work orders daily for residents prioritizing the service requests and ensuring they are completed timely • Prepare vacant units for new residents ensuring that the unit meets the company standards/checklist. Perform repairs to make-ready units in a timely manner. • Maintain the exterior grounds of the property and conduct seasonal duties such as snow removal or pool maintenance. Includes required snow logs. Ensure that the grounds are free of litter at all times • Conduct walk-through of the entire property to ensure everything is in working order; if not, take the appropriate steps for correction to maintain the property curb appeal • Continually inspect buildings, grounds and common areas to identify needed preventative maintenance, to ensure that the buildings and common areas are clean, grounds are being properly maintained and to identify current and potential safety hazards • Prepare for governmental or mortgage inspections • Ensuring that fire extinguishers, hydrants, alarms, and emergency exits remain in excellent working condition at all times • Schedule outside contractors for projects, if necessary, for repairs that warrant special technical skills. Use contract labor whenever it becomes cost effective, following approval by the Property Manager or Regional Property Manager • Be available for quick response per company policy for on-call duties as assigned • Is responsible for 24 hour on-call, as scheduled
