Position Summary: Seeking a Senior Property Manager to lead the grand opening and continuing management of The Stacks, a transformative mixed-use, neighborhood-scale project located immediately to the south of Audi Field in Buzzard’s Point, Washington, DC. Akridge Senior Property Managers are responsible for the overall management and operation of first-class commercial properties in the Akridge portfolio. Their primary obligation is to provide outstanding customer service to Clients, investors and vendors through innovative, responsible, and responsive building management and financial management practices. This position will oversee the management of the commercial space at The Stacks in Buzzard Point, to include retail, co-working area, common area, parking, security, and management of the owners’ association.  The successful Senior Property Manager will possess leadership, energy, and problem-solving to form the team and establish commercial operations.  Position Responsibilities:  * Supervise qualified personnel to service the building, prepare bid proposals, and hire outside contractors as authorized * In conjunction with the Senior Chief Engineer, manage all maintenance contracts  * Manage the physical structure and daily operations, including security, parking, and loading dock * At The Stacks, manage retail tenants and co-working management agreement * Partner with marketing consultant team to deliver community engagement program  * Working closely with the residential property management company, orchestrate first-class operations for the project  * Communicate and liaise with Clients, vendors, investors, owners, and building services contractors and employees to maintain positive relationships * Lead weekly operations meetings, ownership asset meetings, and participate in other meetings such as marketing coordination and construction  * Working with the accounting team, at the property level, consolidated level, and association level, prepare and manage annual operating budgets, long term capital improvement plans, regularly-scheduled monthly reports, re-forecasts, and other reports as required by ownership and lender * Working with the accounting team, complete A/P and A/R functions * Oversight of lease administration * Create, implement, and manage the emergency preparedness program of a property * Manage building sustainability programs and related LEED certifications * Approximately 50% onsite at The Stacks with other 50% TBD * Be on-call 24/7 to support emergency response * For other property(s) to be assigned, perform commercial property management  Position Requirements: * 5 to 10+ years’ experience in commercial property management, including experience in mixed-use/retail space preferred * Bachelor’s degree in business or related field * Real Property Administrator (RPA) or Certified Property Manager (CPM), Certified Commercial Investment Member (CCIM), LEED AP or LEED Green Associate designation preferred * Strong financial analysis and budgeting skills * Business acumen * Effective communication and interpersonal skills coupled with the ability to resolve difficult situations and conflict efficiently and professionally * Detail oriented, with strong analytical, organizational and coordination skills and the ability to manage from a holistic perspective * Excellent computer skills and proficiency in Microsoft Outlook, Word, Excel required.  Knowledge of Yardi, Energy Star Manager, LEED Online preferred If you have a disability and you believe you need a reasonable accommodation in order to search for a job opening or to submit an application, please e-mail careers@akridge.com [careers@akridge.com] or call (202) 624-8626.   Akridge believes that diversity and inclusivity are essential to positive long-term success and achieving our strategic business goals.
