This position is posted by Jobgether on behalf of a partner company. We are currently looking for a Development Manager - REMOTE. This role is pivotal in leading pre-development technical due diligence efforts across the Americas. The Development Manager will collaborate closely with internal and external stakeholders to ensure thorough assessments of potential data center sites. This position provides an opportunity to impact significant capital projects and to work comprehensively across disciplines including acquisitions and legal. Candidates will join a team dedicated to facilitating successful site evaluations and development schedules. We seek dynamic individuals aiming to advance their careers in a collaborative environment. \n Accountabilities Lead and coordinate internal and consultant partner due diligence activities for potential site acquisitions in the Americas’ Region. Assist the Acquisitions team by providing technical input for both existing and new market evaluations. Review seller-provided materials and documentation for accuracy, completeness, and development viability. Focus on the review of geotechnical investigations, environmental site assessments, and zoning and entitlements processes necessary for new data centers. Collaborate with preconstruction teams to develop the scope of work associated with due diligence findings. Coordinate land use attorneys, civil engineers, environmental firms, and other consultants to assess project risks and permit timelines. Ensure timely and accurate reporting from third-party environmental and geotechnical consultants. Synthesize inputs from various teams to establish a comprehensive development schedule for potential sites. Align due diligence deliverables with internal development standards and project objectives. Present findings, risks, and recommendations to senior leadership to inform acquisition decisions. Requirements 5 - 10 years of experience in front end site development, design, construction, or technical due diligence, preferably in data center or commercial real estate. Experience with data center development or hyperscale infrastructure is highly desirable. Familiarity with land acquisition and real estate legal frameworks across various U.S. jurisdictions. PMP, PE, or similar certification is a plus. Proven experience leading cross-functional due diligence efforts for large-scale real estate or infrastructure projects. Strong understanding of zoning, permitting, entitlements, utility coordination, geotechnical issues, and environmental review processes. Excellent organizational and project management skills, capable of managing multiple deals concurrently. Experience in procuring and managing consultant scopes, schedules, and budgets. Strong written and verbal communication skills for presenting complex findings to executive stakeholders. Ability to work independently and as part of a collaborative team. Background in Architecture, Civil Engineering, Construction Management, Real Estate Development, or related fields.
