Our new manager will be responsible for overseeing a mix of urban office and retail property in the urban core of Portland reporting to third-party client accounts. As such, this position is best suited for an experienced, organized and results-oriented manager with strong boundaries who finds satisfaction in consistent improvement and evolution. This position will require commercial experience and is not well-suited for someone with a solely residential background. Responsibilities: • Overall managerial operations responsibility for assigned property portfolio in accordance with client management agreements • Perform routine site inspections to identify deficiencies and document property conditions. • Regular tenant visitations and tenant retention activities as needed • Collect all base rent, operating expenses and other amounts due from tenants • Solicit pricing and review financial history to develop annual budgets for the properties • Negotiate service agreements and maintain vendor relations • Oversee maintenance and expenses in accordance with approved annual budgets • Prepare monthly detailed financial reporting package for clients in conjunction with accounting team • Provide high level of customer service as direct contact to tenants and clients • Complete detailed annual operating budgets • Prepare 5-year capital plans for each property • Ensure capital improvements and tenant improvements are completed timely and closed out with proper documentation • Oversee emergency operations, contact and procedures • Supervise Assistant Real Estate Manager, Building Engineer or Technicians as may be required • Approve invoices, owner distributions and management fees • Reconcile tenant operating expenses annually • Must value team-work and be able to work autonomous Qualifications and Skills Five to ten years minimum of commercial experience (industrial, retail and/or office properties). 10+ years of commercial experience is preferred. • Office building management experience required • Construction management experience preferred • Oregon Real Estate License required or commitment to achieve within one (1) year • Valid Driver's License • Proficiency in Word, Excel and Outlook • Must have excellent communication skills and high ethical and professional standards • Ability to remain calm and make effective decisions in an emergency or urgent situation • Annual budgeting & expense recovery experience required • Proficiency with accounting concepts including accrual accounting required • Ability to time-manage and produce timely deliverables required • Ability to lift 50 pounds.
