Job Summary The Maintenance Porter is responsible for maintaining cleanliness, assisting with repairs, and ensuring the overall upkeep of a residential building. This role supports the property management team by keeping common areas in excellent condition and addressing minor maintenance tasks to enhance residents’ living experience. Key Responsibilities: Cleaning & Upkeep • Clean and maintain lobbies, hallways, elevators, stairwells, and other common areas. • Ensure garbage and recycling are properly collected and disposed of in designated areas. • Maintain cleanliness of outdoor spaces, including sidewalks, courtyards, and parking areas. • Perform seasonal tasks such as shoveling snow, spreading salt, or watering plants. Maintenance & Repairs • Perform minor repairs, including patching walls, painting, and replacing light bulbs. • Assist with basic plumbing and electrical issues (e.g., fixing leaks, unclogging drains, resetting breakers). • Monitor building systems and report any maintenance or safety concerns to management. • Help with unit turnovers, including minor repairs and cleaning before new residents move in. • · Miscellaneous: Cleaning floors & stairwells, Shampooing carpets, cleaning hard-to-reach light fixtures; performing preventative, routine and emergency maintenance tasks; pickup and disposal of trash and debris; remove and replace defective parts, always on call for clearing snow and deicing entrance ways/walkways. Leaf blowing in the fall. Removing garbage from compactor and recycling. Washing windows outside. • Responsible for maintaining work equipment in clean, safe, and sanitary condition. • Keeping closets and shed organized. • Inspecting equipment and tools for efficiency and ensuring safety. • Covering for Housekeeper and Super when on vacation Resident & Building Support • Respond to resident requests for assistance with minor maintenance issues. • Assist with moving furniture, deliveries, and setting up for building events. • Ensure building entrances and pathways are free of hazards to prevent accidents. • Coordinate with vendors and contractors when necessary. Qualifications & Skills: • High school diploma or equivalent preferred. • Onesite/ Realpage Facilities experience preferred. • Tech savvy. • Prior experience in maintenance, janitorial, or porter work in a residential building. • Knowledge of basic plumbing, electrical, and handyman skills. • Ability to lift heavy objects and perform physically demanding tasks. • Strong attention to detail and ability to work independently. • Good communication and customer service skills. • Reliable means of transportation/ Driver's License. • Bilingual (Spanish) preferred but not required. Work Environment: • Indoor and outdoor work in all weather conditions. • Requires standing, bending, lifting, and walking for extended periods. • On-call for emergencies on weekends and after hours. • Required to report to work in snowy conditions. • Ability to lift up to 50 lbs.
