Job Description: As an Assistant Property Manager at HighPoint, your support is essential in helping the Regional Manager and the portfolio succeed. You will be assigned a portfolio of scattered site properties, totaling roughly 900–1,000 apartment units. As the Assistant Property Manager for these communities, you will be responsible for: • Conduct regular property visits and inspections across the portfolio to ensure assets are well maintained, safe, and compliant; identify risks early and escalate issues as needed. • Serve as a primary point of contact for residents, providing clear, professional, and friendly communication while delivering a top tier customer service experience. • Coordinate resident move ins and move outs, including scheduling, managing Rent Check inspections, utility transfers and renters insurance compliance. • Prepare and post required notices in accordance with lease terms, company policy, and local regulations. • Review and support weekly and monthly reporting (occupancy, delinquency, operational updates, and other portfolio metrics) via AppFolio; flag trends or concerns to the Regional Manager. • Assist the Regional Manager with resident/tenant matters, including issue resolution, lease compliance, and follow up communication. • Coordinate, schedule, and oversee vendors providing services to the properties, ensuring timely execution and quality standards. • Collect scopes of work and obtain competitive bids from vendors; track proposals and support selection recommendations. • Support routine and special inspections (city, housing, appraisals, insurance, and similar), including scheduling access, documentation, and follow through on findings. • Collaborate closely with operations, maintenance, leasing, and accounting teams to ensure smooth operations, clear handoffs, and accurate records. • Perform other duties as assigned to support portfolio performance and team success. Qualifications • 2+ years of property management experience in multifamily housing (assistant PM, leasing, or similar), preferably with multi site or scattered site portfolios. • Proficiency with property management software, preferably AppFolio. • Solid understanding of Fair Housing practices and basic landlord tenant compliance; ability to follow policies precisely. • Highly organized with strong time management and task prioritization skills in a fast moving environment. • Clear, professional, and empathetic written and verbal communication skills. • Strong customer service and conflict resolution skills, with the ability to handle sensitive situations calmly and effectively. • Ability to lift/carry light materials (e.g., lockboxes, signage) and perform property walks/inspections as needed. • Valid California Real Estate License and Driver’s License required, with the ability to drive regularly from property to property throughout the portfolio (gas card provided).
