Perform routine and emergency building maintenance tasks including plumbing, electrical, carpentry, and general repairs while documenting work and coordinating with vendors.
Ability to perform plumbing, electrical, carpentry, and drywall repairs, follow safety policies, manage work orders, and coordinate with vendors.
1st Shift General Maintenance Technician Job Description Essential Accountabilities: 1. Receives electronic (cell phone), verbal or written instructions to complete work order (WO) assignments on routine or emergency basis. 2. Records start and finish time, provides comments in cell phone specific to actions at job site and in keeping with department policy. 3. Perform various plumbing repairs/installations of sinks, commodes, valves and water coolers. Replace damaged water lines, freeing of clogged drainage systems. 4. Ability to measure, cut, thread and prepare piping for replacement or new installations. 5. Ability to perform other duties such as: minor electrical repairs, minor carpentry repairs. 6.Repair or replace electrical outlets. Change/replace lighting fixtures or tubes/bulbs. 7. Repair/replace broken electrical switches when necessary. 8. Perform minor drywall repairs, adjust door hardware and latches to perform properly. 8. Perform all general duties to maintain buildings in good operating condition. 10. Replace stained ceiling tiles upon repair of any leaks. 11. Performs Daily Routine Building (DRB)inspections reporting findings electronic (cell phone), verbal or written instructions to complete work order (WO) assignments on routine or emergency basis. Other Accountabilities: 1. Oversee outside vendors when necessary. 2. Obtain any necessary materials as needed to complete tasks. 3. Secure needed supplies or equipment from maintenance shops and notify proper person of any additional supplies or equipment needs. 4. Observe and report any unusual or emergency situations to the Manager or Director of Facilities Operations 5. Make recommendations to immediate supervisor about how methods and procedures may be improved. 6. Work with other trades within the Facilities Maintenance Department as needed to complete repairs or projects. 7. Rotate as necessary to cover various shifts as schedule requires by the Facilities Maintenance Department. Department Specific Competencies: 1. Familiarize self with Department policies and procedures. 2. Become familiar with property, buildings and systems. 3. Work safely, be knowledgeable with all Department Safety Policies and attentive to all safety talks, special instructions and posted safety signs throughout the work area.
