ODS is a unique business group within Hermanson. We don’t typically work with general contractors because of our focus on Owner Direct relationships and projects. In that regard, you will often be tasked with coordinating not only Hermanson work but also subcontractors such as electrical, demo, insulation, TAB, controls, structural, and various other subs that may be needed to bring a job in successfully. A well-rounded background and willingness to coordinate with multiple entities outside of Hermanson are one of the very rewarding aspects of the position. The successful Project Management candidate will have the technical and working knowledge generally achieved from at least 5 years of successful experience in the mechanical construction industry in capacities that would provide direct experience and exposure to Project Manager duties. The salary range for this position is $140,000 to $170,000., with the ability to exceed this range for candidates with extensive experience & very high-impact. Responsibilities: • Promotes teamwork and a positive winning team attitude through leadership. • Responsible for employee training and development • Establishes and maintains a trusting, working relationship with project foremen, superintendents, customers, engineers, generals, and subcontractors. • Performs all essential duties and responsibilities in accordance with Hermanson Company standards and procedures. • Forecasts anticipated workload for a rolling 12-month period every month. • Provides management on multiple projects and project teams. • Directs day-to-day activities of project team to insure the following for each project: • Assists Estimating to insure that a successful project turnover and follow-up pre-planning meeting(s) are completed prior to using any union labor or starting the project. • Assists Engineering with equipment/product selection. Insure that Engineering meets all deliverable dates. • Work with Labor Operations to creates a leveled staff-loaded project schedule and influence the changes to the GC schedule that may help to level peak staffing requirements. • Monitors the foreman’s updated monthly staffing plan to verify that actual productivity exceeds the estimated productivity. If productivity is running lower than estimate, work with the foreman to identify the causes of the overrun, insure that the foreman is making the changes that will correct the productivity concerns. • When productivity becomes an unfixable concern, advise your supervisor and the General Superintendent of the problems for their intervention and support. • Makes the final selection on all equipment and subcontractors. Insures that POs and subcontracts are written including project and company standards. • Verifies that we have received our billing for equipment and subcontractor invoices before approving the invoice for payment. • Calculates and submits change orders as required within the contracts notice requirements. Updates project budgets and change order logs as change orders are approved. • Completes the Hermanson monthly STAT/Financial Report and Cost Forecasting. Qualifications: • 5+ years focused on critical environments projects, including one or more of the following: • Acute care hospitals or healthcare renovations in occupied facilities • Data centers or mission-critical infrastructure • Research or laboratory facilities (wet labs, vivariums, clean rooms) • Direct leadership of healthcare, data center, or laboratory projects from preconstruction through closeout3+ years working on critical environment projects, including one or more of the following: • Prior HVAC and/or Mechanical construction experience is required. • Must demonstrate good communication and management skills. • The qualified candidate must have strong organization skills, able to handle multiple projects with multiple deadlines, and have a sincere desire to maintain a superior customer experience. Education: • Bachelor’s degree in Construction Management, Business, or Engineering preferred or equivalent education and experience.
