5-8+ years managing NYC multifamily residential projects from foundation through TCO, deep knowledge of NYC agencies and construction processes, strong cost and schedule discipline, OSHA-30 and SST certifications, and proficiency with construction management software.
Project Manager / Construction Manager - Ground-Up Residential (NYC Boroughs) Location: New York City (projects across the five boroughs) Employment Type: Full-time, on-site with field presence Reports to: Project Executive / Director of Construction • Drive preconstruction and planning: review drawings/specs, lead constructability and logistics planning, support budgeting/VE, and develop baseline schedules (Master/P6 or MS Project). • Own buyout and contracting: prepare bid scopes, level bids, negotiate and award trade packages, and draft owner/subcontractor agreements with Legal/Procurement. • Manage schedule and cost: maintain CPM schedules; run weekly look-aheads; issue recovery plans; produce cost reports, cash flow, and forecast to complete; control change orders and exposures. • Coordinate design and trades: lead OAC and coordination meetings; manage RFIs/submittals; ensure model/drawings align with field conditions; coordinate MEP, façade, vertical transportation, and life safety. • Ensure quality: implement QA/QC plans, first-in-place inspections, mock-ups, and punch strategies; track non-conformance and corrective actions. • Champion safety and compliance: enforce the site-specific safety plan; partner with Site Safety Manager and Superintendent; ensure LL196, DOB, FDNY, DEP/DOT permits, inspections, and sign-offs are in place. • Oversee financials and administration: approve pay apps; align with lender/owner reporting; manage contingency and allowances; document decisions and meeting minutes. • Lead people: mentor APMs/PEs/Engineers; hold subs accountable; promote a collaborative, solutions-oriented culture. • Deliver closeout: drive commissioning, training, O&M manuals, warranties, as-builts, punch completion, and TCO/CO. • Represent the project: primary day-to-day contact for the owner, design team, neighbors, agencies, and internal leadership. What you'll bring • 5-8+ years of experience delivering ground-up multifamily residential projects in NYC (mid-rise/high-rise; market-rate, affordable/HPD/HDC, or mixed-use). • Proven track record taking at least two NYC residential projects from foundation through TCO, ideally $50M-$200M+. • Deep familiarity with NYC agencies and processes: DOB/DOB NOW, FDNY, DOT OCMC permits, DEP, utilities, special inspections, neighbor access agreements, and logistics in occupied urban contexts. • Strong cost and schedule discipline; comfort with value engineering, buyout strategy, and recovery planning. • Software proficiency: Procore (or similar), Bluebeam, BIM 360/PlanGrid, Microsoft Project or P6, Excel. CMiC a plus. • Credentials: OSHA-30, SST (LL196). CHST, CCM, or PMP are pluses. • Excellent communication and negotiation skills; ability to lead cross-functional teams and present to senior stakeholders. Nice to have • Experience with affordable housing programs (HPD/HDC requirements, Davis-Bacon/prevailing wage compliance). • Façade systems (unitized curtain wall, window wall, masonry), podium/transfer systems, MAT/SOG foundations, and tower cranes/vertical transport planning. • MEP coordination for residential stacks, energy code compliance, commissioning, and sustainability targets. Key success metrics • Schedule performance (milestones met; recovery plans executed). • Budget adherence (change order % and forecast accuracy). • Quality (rework/NCR rate; punch duration). • Safety (recordable rate; audit scores). • Stakeholder satisfaction (owner/designer feedback) and team engagement. Work environment • Field-first role; presence on site 4-5 days per week. • Occasional evening/weekend work for critical lifts, shutdowns, or turnovers. • Travel within NYC boroughs as assigned.
