Job Summary The Loan Officer is responsible for managing Habitat Minnesota affiliate and nonprofit loan programs including working with borrowers, underwriting and originating Habitat Minnesota loans; and managing Habitat Minnesota’s Loan Policy & Program Manuals, and the credit risk rating process. The Loan Officer partners as a core member of the Lending team, reporting to the Lending Programs Director. This role is responsible for managing the underwriting and origination of the Habitat affiliate loan portfolio from borrower sales to loan closing. The anticipated outcomes of this role are the sourcing and distribution of $4 million+ in loans per year primarily to Habitat for Humanity affiliates. The Loan Officer communicates with lenders / funders, and Habitat affiliates; ensures accurate and timely approvals and disbursement; and provides technical support to affiliates in financial management and business planning. The Loan Officer works with the Lending Programs Director and the Finance Team when technical assistance is needed within the affiliate network. The Loan Officer is responsible for some aspects of the financial management of the organization, including monitoring and updating loan amortization schedules, financial analysis of new and existing loan products, and reviewing monthly trustee and other financial reports for accuracy. Reporting Relationships The Loan Officer reports to the Lending Program Director. Salary and Benefits Habitat Minnesota offers a comprehensive benefits package that includes vacation and sick leave, 401K match, flexible work schedule, health and dental benefits, and others. The salary range for this position is $65,000 to $70,000 on qualifications. KEY RESPONSIBILITIES Habitat Minnesota Loan Program and Partnership Management · Lead, manage, and ensure the successful operation of Habitat for Humanity of Minnesota’s Habitat non-profit affiliate loan programs to support the mission of Habitat in Minnesota. · Partner with the Lending Programs Director to create annual loan revenue targets for annual budget and planning purposes. · Prepare all relevant materials for the Loan Committee of the Board of Directors. · Coordinate efforts with other members of the Lending and Finance team and Capacity Building team to support affiliate lending opportunities to help increase scale and impact of Habitat affiliates. · Manage and maintain non-profit loan policies and procedures to appropriately balance mission-based lending with risk. · Implement new loan program and product updates, including managing updates to operational components of the lending process. Examples include updating procedures, the loan software system, and various loan documents from loan application through closing. · Support reporting, audit, compliance and other data needs specific to lending activities. Business Development & Capacity Support · Provide training, technical assistance and customer service to Habitat for Humanity affiliates to ensure broad and successful participation in the loan program. · Identify and support development services/training opportunities to increase the financial capacity and organizational sustainability of Habitat affiliates to support continued growth and access to loan products. Manage Habitat Affiliate Loans from Application Through Post-Closing · Manage an efficient and effective loan application process for Habitat affiliate loans; loan types may include predevelopment loans, construction loans, working capital loans, and patient-capital loans for flexible affordable homeownership uses. · Underwrite loans with special attention paid to Habitat affiliate cash-flow history and projections and ability to repay. · Perform loan write-ups and staff recommendations to be reviewed by the Lending Programs Director, Loan Committee and Board; and obtain committee and board approval. · Prepare loan closing documents, execute loan closings, and ensure proper disbursement of funds. · Organize and file all loan documentation, ensuring original documents get to the Trustee, and copies of all documentation remain on file with Habitat MN and the affiliate. · Support loan pipeline management to maximize efficient and cost-effective delivery of available loan funds. This includes managing loan modifications, prepayments, and best execution strategies around loan fund management. Credit Risk Management and Credit Risk Rating Review · Collect, review and analyze Habitat affiliate borrower quarterly financial statements. · Monitor credit risk rating and appropriate level of loan loss reserves. · Manage mortgage collateral requirements on both a loan-level, and portfolio-wide, basis. The Ideal Candidate We are looking for an entrepreneurial Loan Officer to expand affordable homeownership in Minnesota. Experience in a CDFI lending environment is a plus, though not required. The Loan Officer is a quick learner, open to innovation in affordable housing lending and finance, and committed to our mission. · The ideal candidate has the following experience and qualities: o Experience with community development lending, and the ability to balance an understanding of lending to non-profit Habitat affiliates in support of their homeownership production with sound underwriting and risk mitigation skills. o Financial acumen with proven expertise in financial management, budgeting, and tracking results to projections with the ability to understand and analyze the implications of financial statements and projections. o Familiarity with affordable homeownership financing (predevelopment, construction, working capital). o Ability to manage multiple projects and assignments and meet deadlines. o Strong problem-solving, analytical, and decision-making skills, with the ability to think creatively. o A thorough, organized and detail-oriented approach to work. Demonstrated verbal and written communication and interpersonal skills the ability to communicate Habitat Minnesota’s vision. o Cultural competence, including passion, interest, and demonstrated commitment to diversity, inclusion, and equity values. o Commitment to building strong, collaborative, trusted relationships and partnerships with coworkers, peers, and partners. A bachelor’s degree in a relevant field, such as business management or finance, OR equivalent experience required. JOB SUMMARY Working Environment · Habitat Minnesota is a mission-oriented nonprofit dedicated to building a world where everyone has a safe, stable and affordable place to live. · Habitat Minnesota business hours are between 9:00 – 5:00 pm; staff schedules vary based on working preference and demands of the position. · Position may work some evenings to meet organizational needs. · The regular work schedule supports hybrid work with Mondays and Wednesdays in-office; internal meetings are purposefully scheduled these days to maximize collaboration. For the initial onboarding period, in-office days are required at least three days per week to foster a supportive onboarding environment. · Pleasant, secured office suite located in a collaborative work space with other nonprofits.
