Position Summary: The Portfolio Leasing Specialist is a hybrid role that combines remote leasing expertise with onsite leasing support across multiple communities. This position is responsible for proactive follow-up, lead management, and application facilitation using our CRM, communication platforms, and pricing tools. While approximately 40% of the role is remote, the remaining 60% will require travel to support communities with onsite leasing coverage, boost occupancy performance, and ensure consistent execution of leasing strategies. Key Responsibilities: Remote Leasing & Lead Management (40%) Manage leads using the CRM platform, ensuring timely and consistent follow-up through text, email, and phone calls. Engage prospects through personalized outreach using the texting platform and outbound calls to increase conversion rates. Respond to inbound leasing calls using company-provided phone software, delivering accurate information on pricing, availability, and community features. Quote pricing using our revenue management system (AIRM) and guide prospects through the application process. Monitor lead sources and CRM data integrity, providing feedback on traffic trends and leasing opportunities. Facilitate digital guest card completion and maintain organized, accurate records of prospect interactions. Onsite Leasing & Community Support (60%) Travel regularly to communities to provide leasing coverage during vacancies, peak traffic seasons, or lease-up periods. Conduct tours, close leases, and assist with community-level leasing initiatives. Support onsite teams with marketing, outreach, and resident engagement efforts when present. Evaluate leasing presentation standards and identify opportunities to improve onsite performance. Act as a brand ambassador, maintaining professionalism and consistency in leasing execution across communities. Qualifications: Minimum of 2 years of multifamily leasing experience, preferably in a floating, regional, or portfolio support role. Strong communication skills with a proven ability to connect with prospects via phone, text, and email. Proficiency with CRM and communication platforms (experience with Knock, Entrata, or similar systems preferred). Familiarity with Revenue Management systems, specifically AIRM, with the ability to understand and convey pricing strategies based on market supply and demand. Flexible and dependable, with the ability to travel up to 60% of the time and adapt quickly to different community environments. Highly organized, self-motivated, and able to prioritize tasks independently in both remote and onsite settings. Demonstrated professionalism, integrity, and commitment to delivering exceptional customer experiences. Additional Requirements: Valid driver’s license and reliable transportation. Ability to work weekends or evenings as required by leasing activity. Must be able to walk properties, access upper-level units, and ability to lift to 25 lbs.
