State, LLC, a multifamily and commercial General Contractor in the MD, VA, and DC area, is seeking a highly skilled Construction Project Manager experienced in ground up commercial construction to oversee the planning, coordination, and execution of a ground up construction project in Hillcrest Heights, MD. (Please do not apply if you do not have experience in running a ground up commercial construction project) The successful candidate will be responsible for preparing construction schedule, ensuring timely completion, and maintaining high-quality results. Duties: - Manage and coordinate all aspects of construction projects, including project scheduling, budgeting, and resource allocation. - Oversee project coordination, including collaborating with contractors, vendors, and owner representatives. - Communicate with project team regarding purchase orders and material needs. - Ensure subcontractors are fully executing and complying with contracted scope of work. - Communicate with project team regarding problems on the job site and progress of the job. -Communicate with project team to manage and complete change orders. - Develop and implement detailed project plans, including project timelines and budgets. - Provide on-site management to ensure compliance with safety regulations, project specifications, and quality standards. - Review and analyze project blueprints and designs to ensure accurate execution. - Identify and mitigate potential risks and project delays. - Collaborate with the construction team to ensure smooth and efficient project workflow and on time delivery of project. - Monitor project expenses and ensure that costs stay within budget. - Ensure that all projects are completed in compliance with local building codes, regulations, and industry standards. - Develop and maintain strong relationships with clients, contractors, and other stakeholders. - Conduct regular project meetings to ensure that all stakeholders are informed and aligned with project goals. -Work with project team and subcontractors to obtain permits and inspections. Requirements: - 5 years of proven experience in ground up commercial construction project management. - Excellent computer skills. - Must have excellent oral and written communication skills, to be able to effectively communicate with a vast number of people, with varying backgrounds and languages. - Ability to read and interpret construction blueprints and designs. - Experience working on construction sites, with a focus on safety and quality control. - Strong time management skills, with the ability to prioritize tasks and manage project timelines effectively. - Relevant certifications, such as a Project Management Professional (PMP) certification. Job Type: Full-time or Part-time, will consider semi-retired or contracting with an individual to manage this project Benefits for full time employee: Health insurance after 60 days – company covers employee’s lowest tier.
