If you know how to underwrite properties, craft smart exit strategies, and communicate with investor buyers, this is your chance to make a measurable impact and grow into a leadership role within a high-performing real estate team. What You’ll Do You’ll quarterback deals from contract to closing, working closely with our Dispo Admin, Executive Assistant, and occasionally our CEO. Your goal: move properties efficiently, profitably, and with exceptional communication across all parties. Compensation: $100,000 Responsibilities: Underwriting & Exit Strategy • Review acquisitions call transcripts and deal files • Underwrite properties using comps, market data, and condition • Identify the strongest exit strategy (wholesale, novation, wholetail, flip, or hold) • Build a clear marketing strategy for each property, including pricing, positioning, and buyer avatar Marketing Oversight • Approve or write marketing copy for email blasts, posts, and RVM drops • Assign photo, video, or virtual staging tasks to the admin team • Coordinate property launches (timing, method, and messaging) • Analyze buyer feedback to adjust strategy and pricing in real time Buyer Engagement & Offer Management • Engage with buyers and agents via calls, texts, and emails • Qualify buyers and present relevant opportunities • Coordinate showings and walkthroughs with Dispo Admin support • Negotiate and execute assignment or novation agreements confidently Access & Transaction Coordination • Manage seller introductions and property access • Communicate with property managers, tenants, and sellers as needed • Oversee lockboxes, key drops, or on-site visits • Track EMDs, HUD timelines, and curative updates with title companies Pipeline & Reporting • Maintain accurate CRM updates and deal board visibility (RESimpli) • Track buyer inquiries, offers, and deal progress • Provide weekly reports on: • Properties marketed • Showings scheduled • Offers received • Days on market • Revenue projected vs. closed Compensation & Growth • Base Salary: $3,000/month (Contractor or W2, depending on location) • Commission: 3–5% of monthly company revenue (based on performance and deal flow) • Bonus Opportunities: Raises and performance bonuses after 90 days • Perks: • Growth path to Dispositions Manager • Flexible remote schedule • Collaborative, high-performance team culture • Ongoing training and development Qualifications: What We’re Looking For • 2+ years of experience in real estate dispositions, acquisitions, underwriting, or related fields • Strong understanding of comps, exit strategies, and creative finance • Experience working with investor buyers and real estate marketing • Excellent communication, negotiation, and follow-through skills • Highly organized and process-driven • CRM fluency required (we use RESimpli, but others are fine) • Thrives in a fast-paced, high-accountability environment • fast-paced, high-accountability environments Why Join Us You’ll be joining a team that values initiative, ownership, and results.
